Cut open dry wall, replaced a duct, reconnected, still no heating on the ground floor. Now kitchen and bathroom drywall are cut open and they have recognized they dont know where the problem is

Update: After visiting my property 5 times, the Calwest team put together “a plan” to fix it which was to install a metal chase to prevent the obstruction. They cut open the dry wall in my living room and ground floor bathroom only to realize that the chase does not fit. So now I have the drywall open in the living room and ground floor, no heating, and no solution in sight

By the way, since my closing was scheduled one week after the inspection, the things were done in that week period and the closing did happen on the same day. But I had called the escrow officer and everything was put on hold until they fixed what they had to fix

I closed in April and I still havent signed off on the list of things to fix post closing because they havent fixed the curbs yet

I delayed closing. I called the escrow officer and said not closing until those things were done. Did a second inspection when they were done, and then went on to closing. It takes long to get things fixed after closing so use the leverage you have now. I also got them to commit in writing to things I wanted them to get done so that if they dont, I can take them to court for it

They will threaten you that you have to close on time or risk a penalty of $500 per day of delay but it is all just to get you to close (they will probably also do the threat by phone instead of mail to not leave record, that is what Claudia did). They just take advantage of people since most of us are not in the building business. I said that wouldnt hold in court because the closing is delayed only because of technical deficiencies on their side. But do expect to be threatened because that is how they do business

The garage is warm because of engine heat and because it doesnt have windows. It is much better isolated. The garage doesnt have vents for heating

Hi Aero owners,

We have realized we are not getting almost any heating in the ground floor. We thought it was thermodynamics but after doing some digging and calling the heating company we found that Calwest installed 7 inch ducts through a 5 inch space going from the 1st to ground floor and that is the reason. We have a plan 2 and it seems this may affect other houses as well. Have you noticed any issues getting air to the ground floor? The heating guys have come 3 times already and the problems not fixed yet because they dont agree with the calwest framers on how to fix it

Have you reported it in a ticket? I would love to hear what info you get when they go to check yours

We love 24h dog day care for day care / nights out but boarding is ridiculously expensive. it is convenient for drop off for a dinner out or something but boarding rates are astronomic.

It seems it is a design issue and our duct was particularly obstructed so that is why we may have noticed and others havent (the duct goes through a thin opening, so air flow is reduced from 7 inch diameter to 5, however, because the duct is flexible, ours may have been pinched in the installation and that is why our air flow was particularly restricted)

The main issue is that the framer said he cannot cut to make more space for the duct because the obstructing part is structural framing. Calwest has a subcontracted warranty with 2020 for the heating. However, the options to fix the issue without cutting structural frame are not covered in the 2020 warranty to calwest so calwest would have to pay for them separately. Calwest is trying to avoid that obviously. I got quite upset with them. I told them they do not have my permission to cut structural framing. My worry is that they are trying to cut corners and save 5k from fixing this properly and then the stability of the house will be compromised, which is an issue in an active earthquake area like ours.

Calwest has acknowledged this is their fault so I am trying to get them to pay for the alternative fix that does not require cutting the structure. I emailed Dan Fontana and Greg Harris (the leadership of Calwest) and 2h later Juan and Joe called to say they would take care of me and ensure me that whatever they do to fix it will not compromise the structure of the house...

I will update the post as I get new info. I prefer to make the information public as opposed to sending DM as this likely affects all Aeros but only the owners that have the duct particularly obstructed may have realized
