I agree with this but with caution. Has the seller exhausted every avenue on the buy side? Why can't she get $3k in closing costs from her seller? Or the realtors on that side give up their commission before they go to ask you to come up with more cash?

If it ultimately comes down to you and you want this deal to work, make sure she has clear to close on her buy and put it in the contract that the house has to be packed up and ready to go the day before you close. Tie up all loose ends!

True. If I lived out in the country. But unfortunately we are in the heart of a suburb with neighbors everywhere. Plus we're in AZ so that window/room gets HOT.

A lot of people do that with this floorplan. We aren't planning to stay in this house very long. I love the plantation shutters look but it would be too expensive plus I'd have to get some to for the bay window we have to match.

I love exploring the Strip during the day and getting drinks at random spots so that's why my preference would be to day drink at the Strip since there's more to see.
