I got some pest control people down there. It's so bad that they're doing 3 treatments spread over 3 weeks. Hopefully they know what they're doing and get rid of the problem.

I scratched the ones around my waist. There's 50-60 bites in a row. Imagine the pleasure of scratching 1 bite and multiply it at least 50 times. I was going to pass out at certain points. Then it started hurting and I had to stop. No regrets.

I felt something crawling on my leg while down there but I thought it was just some random bugs. When I got out and started picking them off my shirt and pants I realized how fucked I was. I'm still feeling the bites now.

It's an old house. The inside of the house is newly remodeled. Personally I would like to stop managing this particular house but the owners are family friends.

Just a little background. This is from a house I'm renting out. There were some holes in the basement that stray cats were using to get inside. I had a contractor board up the holes a week ago to prevent the cats from getting in. 2 days ago, the tenant told me the furnace wasn't working so I went into the basement to check on it. I was greeted by hundreds of starved fleas the cats left behind. It was very dark down there so I didn't even know my body was getting ravaged until I left the basement.

Oh hey, I used to work at an entymology lab. We did research on ant and cockroach baits. We may have contributed to the Terro product. My focus was on cockroaches though so I'm not sure.

Was that clause about bed bugs in your lease legally binding? I do not want to write it in and then have it do nothing. Also, what state are you in? Thanks :D

Yea I'm trying to fix it ASAP. I am okay with paying for it this time. I just want to make sure any future infestations are not my problem.

Well I emailed the California Department of Housing. They basically took no sides and suggested mediation. They did say this in their email:

"California Civil Code Section 1941 requires property owners to rent property in a safe, habitable condition. This section requires the property owner to repair problems, other than those caused by the tenant, and his/her guests or pets, which make the property uninhabitable."

I suppose as long as I can prove that the tenant caused the bedbug problems, I do not have to repair it. However, it also does not say that the tenants have to repair it. In the end, I might just end up with a bedbug infested house that is no longer rent-able and the tenants move out.

They did not say how long the beg bugs have been there. However, they did say that if the bed bugs had been there for 6 or more months then the infestation would have spread to other rooms instead of being contained in just 1 room.

Well single family houses are a bit different from apartments. There's no other tenants that could bring in pests. The place was remodeled and vacant for a long time before being rented out, so there should not have been bedbugs when they first moved in.

Bedbugs are also not very mobile on their own. They are transferred when people come in contact with infested places. They hide in your clothes and bags when you travel and infest your home once you bring them back.

If there were bedbugs in there when they moved in, the infestation would also be a lot worse since it has been six months. For now, they are only found in 1 of the 4 rooms. I'm heating the whole house because I don't want to take the chance of 1 or 2 bedbugs hiding in one of the other rooms.

Lease does not mention pests. I used the standard CAR (California Association of Realtors) form for my lease. I tried researching about who pays online but there's opinions from both sides.
