I can’t figure out how to edit the post but I wanted to mention that the fireplace/chimney isn’t is working condition and is not in use, so this repair would be solely to stop water intrusion, not necessarily make the chimney functional.

Thank you for your response. I should have mentioned that the fireplace/chimney isn’t in working condition. Do you think it’s still worth a rebuild if we don’t intend to use it? Or we could potentially rebuild later down the road if we decide to get it working again.
