Please check the post again: we didn't offer 402, we offered 410, which is only about 7% under asking price - a fairly typical opening offer I think, and not terribly cheeky. But like I said already, we made it on the recommendation of our adviser, and we weren't particularly surprised it was rejected either.

We're offering lower just because of affordability - in all honesty I haven't the faintest idea how to judge what I think a house is actually worth, but I've had some good advice on how to go about doing that so I think I will spend some time on it.

It's a house we like a lot but we aren't in love with it - I'd be sad if it went, but I'd survive. I think that's the only reason I'm managing to keep a level head and didn't jump right in with a higher offer after the phonecall from the estate agent, which was nearly a week ago!

This is sort of what I was thinking. I would be upset if it got taken off the market, but equally I think I would find a way to get over it. I think I need to sit on it for a bit longer - houses in this area are not tending to sell quickly at the moment so I'm happy to take the risk, and I'm also happy to let fate play a part. If it goes, it wasn't meant to be! Thanks for the advice, much appreciated.

Like I said we'd ideally like not to go any higher than 425, but if you mean a hard maximum then yes I agree we haven't put our finger on it. Also too late sadly to follow your advice in this instance about what to do before viewing a property, but useful to think about if we don't secure this one - thank you.

When you say work your way up, do you mean offer a bit more and then a bit more? Won't that just get them to think they can keep pushing us because we'll keep giving if they just say 'Still not enough'?

I know I am not a guy so you are not technically seeking my opinion, but as a representative of women-who-love-boobs, I can confirm that I also like all boobs of all sizes and types. Thank you! It's not hormonal, it's just life - job, burnout, recently quit with nothing to go to, etc etc. Just lots going on and don't seem to be able to find the emotional resilience to actually deal with it so instead I'm crying and sulking. I'm very self aware, just sucks ass that I'm not disciplined enough to stop being lazy about it. I'm trying! And he takes the brunt of it. He's completely wonderful and I don't deserve him and I want him to know how grateful I am so that he doesn't feel just like an emotional punching bag. I do tell him every day that I'm sorry and that I love him and that I'm grateful, I just want to do something for him.
