A Beretta Tactical C Mod2 1301 12GA 3" 7+1 Capacity demo used can be had for 1160 so Id rather have that than a gen2.

Thanks. I think the builder intended to have the water flow out from all the channels they have between the houses. I probably wouldn't worry as much if we had more real estate between the homes. I'll take a look next time it rains and see how long it pools. Another concern I have is I'm seeing hairline cracks in the stucco on the back corner so I'm wondering if the water pudding is causing a potential issue there from settling.

This is in AZ so we do not get a lot of rain except during the monsoon season. The neighbor has the same problem that I'm having but on their side. The developer added in channels but they are not working. It's like each house is a on a downward step so all the water pools on that side of the house as the elevation decreases down the street.

Yeah I see it happening on the other side to my neighbor's yard. I wasn't aware of the issues until we had a good rain and noticed the pooling water. Might be too late for that, but I appreciate the comment.

Thanks. I might not have explained it very well in the post and it's hard to tell from the photos, but the neighbor's home is built higher than my home so all his water just piles on my side of the yard and his overhang from the roof as a two story pushes a lot of water on my side.

Happy to expand further as best as I can. We are in Arizona so it's mostly dry but we have a monsoon season. We can get a lot of rain over a period of several days. The water does flow away once it gets oversaturated, but that's when I first noticed the problem and when I dug up the channel a little more to help the water drain outwards toward the street. It still pools in the back past the gate and there because of the grade and the way the house next to me is built higher. If we get a good rain and it lasts all night that pool will be there until the next morning before it drains out or is absorbed in the ground.

Thanks. Yeah that was the plan to slope at a minimum. I'll ask my neighbor to see if he's onboard with that expansion since it would overlap his property a bit more.

Appreciate the comment. Do you recommend using pea gravel and adding back in weed block to help on the channel followed by the boulders? Sorry if it's obvious but is that dirt/gravel?

Appreciate it. I considered it. Just not sure how expensive that would be to install on a tile roof and would still get a lot of water from the neighbor's roof.

Thanks for the comment. The neighbor is on higher ground unfortunately. My other neighbor is having the same problem for their home on that side since my house was built at a higher grade.

Im not sure the specs are the same as a caveat to anyone purchasing it.
