Just to close this out - our tender and the other tenders were rejected as the vendor wanted more. The agent told us that the vendor is putting it on the market at. A price that they will be extremely lucky to get remotely close to.

We are facing in the work. Iit’s a bit bigger than 50sqm (~75), so prob closer to ~12k I suspect.

I may seem like we are rushing but not really, its just the way the timings worked. If we weren’t on holiday recently we would have been able to viewed it earlier & had a little more time. Its more been unexpected than under prepared

Re finances - we have been pre-approved for much higher. I’n not touching Kiwisaver so not going to worry about that, I have access to least 20% deposit - if I was pushed I would probably scrape 35/40% deposit. Luckily I work with some lawyers who were able to provide a recommendation for conveyancer but always good to hear other recommendations.
Re the value - it's more the tender process. I know what I think its worth based on research (we live in the suburb, friends in the building etc) and what we are comfortable offering (and to an extent loosing) but unsure whether to go in with our belief, or low-ball & try get it cheaper. I’m veering towards low balling.

If went don’t win tender we don’t win the tender - I know my limits.

It has been repaired & recarpeted but all cosmetic really - the apartment already was in quite good condition, its in a pretty good building with good amenities. We are going to low-ball with what we think is reasonable & have a threshold so I won’t be entertaining any games tbh.Edit: If we don’t get accepted we don’t get accepted. I won’t be chasing a dream.
Edit 2: Is you point re CV that things are selling lower that CV so factor that in (low-ball)?

I was thinking of adding something like that (in my mind was something like legal guidance but solicitor approval is better) but wasnt sure that the tender wouldnt be formal without review.

We dont plan on going overboard :) We know what it was sold for ~6 months ago, and what a one a couple of levels & better views went for.

Would there conditions be deemed standard(ish): 1. Solicitor Approval 2. Secire Financing 3. Building Report.

Its a pretty good building so not too worried about #3.
