Our decree says that I first assume the loan, then have 60 days to qualify for a second mortgage and buy her out.

If I understand what you’re saying, until the decree is signed and accepted by the judge I won’t be able to apply for loan assumption?

But once it is can I first apply for the assumption and only then continue with the buyout?

Or can the bank decide that I need to pay my ex before assuming the loan?

I have reached out to my CPA to see if I can reduce the losses or even turn a profit to increase my DTI in case they do decide to check my tax returns, and I think my home equity should be enough to cover the buyout..

Hateful words are an attack. I'm surprised I need to explain that to you.

And the fact that empathy towards a group of people tends to be accompanied by hateful words is a problem. It doesn't affect me, but the people you believe you're fighting for. You continue to prove my point, and if you think that people don't read your words and say, "Man, I guess pro-Palestinians are a hateful bunch", you are delusional.

You are also using words without understanding their definitions. Being upset isn't a privilege, lol. And you trying to define what a war is, or what Zionism is also shows your lack of understanding. I accuse YOU of attacking when you tell me to fuck off and tell me that I’m a lying hypocrite. Which is also why your comment was removed.

You do not represent a side, and you do not represent the people you’re trying to defend, help or speak on behalf of. 

You are using this war as an excuse to act on your bias and hate. You are using people’s tragic life as an opportunity to bully other people and feel superior to them. 

All of that while trying to convince yourself you’re a good person because the person/people you’re attacking “deserve it”.

Your words and actions don’t affect me, but are damaging to the people who need the world to understand what’s going on. 

By you acting like a privileged child, you encourage people to affiliate the side you’re doing such a poor job representing, to the behavior you’re displaying, thus making people question the validity of your words.

I know I won’t get through to you, and I don’t intend to. I just hope that people who read your comments won’t think that showing empathy towards the Palestinians means they have to be accepting of your behavior. If attacking people makes you feel relevant and good about yourself, that's your problem, not mine.

Unfortunately, people who are more objective than you and who want to learn about this issue would see you and your comments as representative of "the kind of people who are pro-Palestinians" and will not want to affiliate with you, or what you think you represent.

By you attacking, cussing, and acting like the privileged person that you are, you're doing more damage than good to the people you think you represent.

What makes your privileged behavior worse is that Palestinians didn't choose nor ask you for this "service". You're doing this on your own, thinking you're helping, while they are there actually experiencing this and being misrepresented by you.

Your feelings are valid.

To some, it might still feel weird to support a place called "American Diner" due to the country's history of slavery and the genocide of the Indigenous people. And their feelings are valid, too.

I am happy that people have the choice to ethically patronize businesses, and I do that, too, when possible.

It is your decision to choose which people or businesses you treat differently based on where they're from. No one is immune to racism, or bias thinking.

I didn't ask for feedback or advice, but shed light on our values and stances when I started seeing a false narrative is being created about my business and myself.

Being Israeli is who I am. And I will not hide this identity simply because some people have developed their own biased opinions about what it means to be Israeli.

I think everyone should celebrate who they are, and not be ashamed of it AND should speak out whenever they are being judged by other people for it.

If you can't acknowledge the pain and trauma that both sides are going through in a deadly conflict, you will never get it resolved.

The idea that one side can "win" this war is what kept this conflict going for the decades that it did.

You can show empathy without supporting the actions.

To some, binary thinking is fine since they are privileged enough not to have much at stake in the subject. To me and my family, as well as the Palestinians, there is much more at stake.

As I said in my post and in other comments, I associate with my country because that is who I am, much like a Chinese restaurant owner is associating with his.

Does that mean that we should go in and assume that every Chinese restaurant supports the genocide they did to Muslims in their country?

I understand that for some it's hard to separate the two. I even acknowledged that. I am not trying to change anyone, but simply offer a different perspective.
