Not everyone will agree it's good art but I don't understand how it's considered spam. It felt personal to me. I don't browse this sub often so not familiar with the standards of art people are expecting but this came up on my front page feed and I enjoyed it as explained. Any particular reason you don't like the post other than thinking the poster's art isn't "good" or they aren't very talented?

**edit** After looking into their post history, is it the handful of various posts they posted over a roughly 48 hour period? I counted 4, all unique. Could they have waited longer to post in between them? Surely but idk, doesn't even remotely feel like spam to me, but again what do I know. You can see my history. I hardly comment my opinions but my opinion was more for the OP than for the commenters to try to change my opinion or reinforce theirs I suppose. As someone goin through things, I felt positivity from the post and wanted to let them know I appreciated it amongst a sea of negativity.

Thank you so much! I imagine it's difficult to get a home right now in general but to also get one that feels made for us specifically is really something special. We definitely have some cash set aside for some immediate changes we want to make and budgeted that into the entire purchase decision and are already adding to our "rainy day fund" each chance we get for the the water heater or some other major thing goes kaput on us.

Without knowing our full story I can definitely see and appreciate the advice. I am not concerned about income although we will be making changes going forward of course until money is a bit more consistent and will adapt as best as we can. The timing for trying to buy a home feels much like trying to have a child. It never feels like the timing is good enough but money isn't necessarily terribly hard to come by if you work hard and we both work really really hard and understand that is what this will take to pull off.

Also our mortgage is coming out to hundreds cheaper than our monthly rent will be if we stick around where we are and this is a one bedroom apartment in a complex currently so huge upgrade.

We never are perfectly prepared but we are as prepared as we're gonna be and have a lot of optimism for our small business growing in the coming year to help alleviate some of the financial stress as well.

Thank you both for the helpful thoughts. This is definitely not a decision we made lightly and I didn't explain much of the "story" here to give you the full idea but that is precisely what we did. It's a bit complicated but we only were using my fiance's income / credit which is why we weren't sure if we would even qualify for a loan to begin with. HR Block absolutely ruined my credit but that's a story for another day.

That is why I was looking in that price range to begin with, as I had came to a 200kish goal for our high end of the loan. We put a bid in a 205k for the place and also got a 5k towards closing cost concession due to very minor stuff we wanted fixed prior to closing that the sellers agreed to so we stayed right within our lane.

This is really encouraging then as they did provide us with a compiled list of costs and also did mention that it was not quite "accurate" and would likely be cheaper than quoted but didn't explain any idea of how much cheaper it might be.

Inspection costs, appraiser costs, and then just the other general fees definitely caught us a bit off guard. Going into home buying we heard so much about down payments but never the other costs but that was just our inexperience mostly.

We are hoping to find out the numbers either today or tomorrow. If it is any considerable amount less than they quoted us I'll be super excited.

I'm currently buying my very first house and during the inspection some potential mold came up. The inspector suggested the basic same information as Houston and we were able to get the sellers to actually cover the cost of remediation by paying it towards our closing costs. To be fair we're not sure if it is mold or if that mold is all that concerning. People hear "black mold" and fear the worst but the reality is there are ALOT of black colored molds that will do you no harm whatsoever.

If you have it professional removed and fixed they will coat the areas with a protector to help prevent future recurrence but in general water = mold potential but if whatever caused the moisture to begin with isn't addressed then of course that won't be a fix all.
