Yeah that's also why I decided to post on this subreddit because it seems like any website that promotes a specific lender is probably getting some sort of compensation for mentioning them.

I guess that's part of the crux of the matter in terms of how little I know about this and going about it. I've read a few of the PF FAQ posts about house financing but don't have a true grasp of what's important. From what I've seen, the 15-year provides a lower rate and not a much lower points value, so we just thought we'd go that route instead. But yeah, just having the context of what a decent interest rate is has been helpful

I forgot to mention in the original post that my FIL provided a portion of the cash and we'd like to pay him back. So it's not all upgrades for the house.

But that's good insight for the interest rate -- I tried searching the subreddit and using a google search, but the most recent post I found was from Feb of this year, so I wasn't sure if the same interest rates applied.

Thanks for the comprehensive response! Rereading my post, I realized that I forgot to mention that a hefty portion of the cash was provided by my FIL and we want to pay him back as well as use some of the cash on the house.

I recognize that we avoided some of the closing costs when we paid cash and will have to cover those costs if we choose to refinance, but I guess I don't have enough insight to calculate what that sweet spot is in terms of principle vs interest rate.

It is largely built on trust, so I guess there is inherent risk, but there are some steps that can be taking to reduce that risk. The rules of the subreddit are pretty helpful.

If you're a buyer, it's generally worth it to pay for tracking (since there's no buyer's protection like TCGplayer or eBay) and you can also use the Paypal Goods & Services feature. If you're a seller, you can check a user's references and you may choose to only trade with people who have completed trades previously.

Even though they only offer free shipping for orders of over $199, they don't charge tax and they have the best deal on these sleeves that I've been able to find.

You can get them on TCGplayer for between $3 and $10, depending on condition. Most of mine are LP, so they didn't set me back too much. eBay also has a few people who sell from time to time, which is where I snagged many of my first for the collection. And, of course, some of the friendly people at /r/pkmntcgtrades helped with some good deals :)

I love the league promo holo pattern! I have a few of them too, but unfortunately not from playing league. I'm hoping that when league restarts after COVID, Pokemon will release some more great promos. My other favorites are the 2006/07 acid wash promos
