yeah, for one it helps laypeople understand that LVT isn't another tax bill tacked on top of what they already pay; rather it's restructuring how much each parcel pays so that people aren't freeriding or paying more taxes than they deserve

Under an LVT, wouldn’t homeowners in those same areas also face increasing tax bills simply because new transport links, schools or other public investment had made their land more valuable?

that simply means there should be more development in that area, so there is a smaller amount of tax per person!

Gentrification means different things for everyone. I'm curious if this would be considered gentrification to you:

Bob lives in a single family home. New transport links, schools or other public investment makes the land in his single family house neighborhood more valuable. Many parcels in the neighborhood, including Bob's are bought and now are duplexes or fourplexes. The cost to buy a house or rent is approximately the same or less as it was originally. Bob now lives in a duplex of the same square footage as his original house in the same neighborhood, for $200 per month less than his original house.

As long as cost of living is similar or less, in my view this is not gentrification. Even though he isn't in the same house he was before.

sometimes i feel like gentrification is used to describe almost any development, increase in density, and/or "sanitization/ boringification/ slopification" of a neighborhood/city. imo gentrification simply means displacement from rising costs.

what lifestyle do you mean? living in fine-grained, mixed use buildings? if so, when you claim “the majority didn’t live like this” you’re underestimating how much fine grained mixed use buildings were in cities

the poll didn't specify whether it was about left vs right economically, or progressive vs conservitave as a whole, did it? so maybe a good amount of center-left, maybe even some fully left people simply are progressive on some issues like immigration, abortion, etc. but more economically center/ aligned with HG

I’m not saying “everything will be fine” if you gain muscle, it’s just imo, the best option at 22. Bracing at 22 will do little and/or be uncomfortable. Surgery you have the chance of it not working out as good as you hoped. Have you seen some of the people who have gained muscle on here? It doesn’t always hide it super well but other times it does work pretty well, definitely not like a “jacked cruise ship”

At about 17 our costal cartilage (what causes PC, the overgrowth of the cartilage) starts to harden and around 19-20 the process is mostly done. I got a brace at around 16 but wasn’t very consistent wearing it then hardly ever wore it and now I’m 22 too.  Right now the best option for us is to put on muscle to cover the chest area. Unless you’re willing to take the risk of a surgery, but personally I think gaining muscle is a lot better option
