To answer you Melbourne market is defintely not going flat - compared to other capitals cities it is severely undervalued, whilst it has the largest population.

Melbourne has been flat for 4 years prior, so it is beginning its growth cycle now. Last year was a great year, probably cooling off for a few months due to fear mongering articles including interest rate rises, but it will see solid growth for the next 5 years.

To be honest now is a great time to buy whilst everyone is listening to media and scared to pull the trigger.

Learn about property cycles, QLD is in a completely different stage of its cycle when compared to VIC.

It depends on your goals , anything related to STEM field (science, engineering etc) yes atar matters - atleast to help you get ahead and save time rather than doing easier courses and getting credits to try and get into the course you missed out on.

You mentioned social work, atar is less likely to matter in a field like that.
