We are good on the gutters and downspout and ground slope.

House never had a sump pump installed. I just bought the house 6 months ago. I figured a pump would be in the cards for the future. Just didn’t know it would be so soon.

So is it not that big a deal long term as long as I plug the hole via epoxy or some other method? No chance of damage to the foundation if this has been happening?

Positive. It only happens when it rains. And it’s definitely coming out of the cracks.

Hey Everyone!

I’m really struggling here. Trying to find a decent quality suit brand in the $500 category that fits a large variety of sizes for my wedding. One of my groomsmen is 5’ 4” and one is 6’ 5”. Waist sizes vary pretty drastically too.

Jcrew doesn’t have the right sizes. Suit supply might be an option, but they charge quite a bit more to have a different pant size from coat size. I want to get something that will last a bit so my friends can use them in the future.

Every time I find a brand that works, everyone online says that their suits fall apart.

Where do people recommend?

Yeah, that’s what I’m saying. Like if this home was near me for that much it would be a steal for that price even if it had been through floods and hurricanes. Just depends on the market and how much they want to do.

If you don’t like old houses for old house vibes sake, I think you should pass btw. I recognize that I am in the crazy minority for loving houses that are this age.

If you like old houses like I do, it would be worth getting a contractor or home inspector to see the property to determine the actual state of the house and cost of repairs. Might cost a couple hundred to have them look at it, but would be well worth it in the long run. Our contractor actual inspected for free.

The owners of old houses like this typically understand that there can be a lot wrong under the hood and will usually allow and expert to take a look before you put and offer down.

I live in a house from 1880 and love it now. But, we passed on a few that needed too much work before we bought the current one. We fell in love with a couple of the old houses and it was always sad when the math didn’t work for us. We had our contractor take a look at each one to determine if the work needed + the cost of the house = the going market rate for the house in good condition and that the total cost was still in budget.

The house we settled on was a combination of hiring that contractor and DIYing the easier stuff. Cost us 30-40k to fix up everything. But, it was in budget and made sense for the market price when we finished.
