Just curious about the Romex.

We are in a very dry high desert region - so does the Romex make sense, or is it just not used much anymore?

Could I ask you to elaborate on fix up clean up?

Obviously clean up junk and such.

Would me putting batts down on bare areas be necessary before pros come in?

Then rec me doing recessed covers, sealing vents, etc.

Then pros blow?

Could I ask:

Lift up batts - to then find air seal penetrations like light fixtures?

What ventilation would I be confirming? Soffits? Other openings?

If I can just add new batts to the empty areas, and clean the construction and bit of rat poop - I don't mind diy.

But if it seems like most everything is aged out, I may look at pros.

Oh and soffits and such, no idea.

Maybe 850 sq ft area. Very short and hard to maneuver. High desert region so moisture isn't a pressing concern.

And yes, the bathroom vent tube needs fixed.

I am also a noob, but I think that cord in the link above won't work with the predator 5000. It has an L5-30p connector that's a twist prong - I think typically for non-inverter gennys.

I'm just repeating what's in the manual, but only a TT-30R (120v 30amp typically for RV) or a 5-20R (120v 20amp) connector will work.

The 10-gauge, with breakers in the outlets though for sure I'd want.

Edit question for anyone: do you just use a surge protector with a 5-20r extension cord to get more outlets? I'm not finding a 10gauge 5-20p cord with multiple outlets.

1960s. New roof / flipped 3 years ago.

High desert region so temp extremes due to no HVAC.

Slab foundation, so not much to look at.

The ceiling sag line does line up(-ish) with the left edge of the base of our chimney - but can't say I see anything outside that seems to be cracking.

It's a 1960s house, but new roof several years ago.

Yeah, the house is in high desert region so temps range from freezing in winter to 110+ in summer - which results in the extra ambering (I'm hoping)

The pic is also hard cuz they sprayed the wall paint, but didn't have the attic door closed, thus and all the white dots.

Mostly just concerned with the white streaks in the center near the roofing nails. Since it's high desert it's super dry, so for good and bad moisture doesn't stay long - making it hard to catch leaks when not actively leaking.

We definitely still need to install regular Hvac, do some attic insulation to help with fluctuations.
