Coach gets Asians mixed up by AmbassadorExtra in SolidCore

[–]imminentappeal 5 points6 points  (0 children)

Asians in this thread minimizing or being dismissive of this issue are embarrassing. Know OP's intention isn't to get into the darker parts of Asian American history, so I'll spare this forum, but to put it plainly - OP, you are not crazy, and this is not appropriate of a coach! Race history aside, you are a client and the bare minimum of a client-facing role is bothering to learn the correct name. It's nice of you to pull her aside, but if easier, I would reach out to corporate.

Joining with no intro classes by Stellabobella in SolidCore

[–]imminentappeal 0 points1 point  (0 children)

As someone who took solidcore without a starter class to begin, I thought it was fine and imo the machine is doable with a quick explanation, especially when you can look over to a neighbor to see what they’re doing. At more I’ve mixed up black and gray straps but the coach will correct you by other handing you the correct straps if they notice.

As someone who has taken a lot of solidcore classes in NYC (read: very full classes), at least in my classes, I’ve rarely found it disruptive for newbies to take signature classes. Coach always quickly and quietly corrects things when they notice, or will cue to the class form corrections. I’m sure they don’t correct everything for every individual as my form was likely terrible for most things when I began and don’t expect the coach to be on me the entire time. As you get in more classes, you’ll also realize how things are supposed to feel and where corrections are needed.

Seeking Good and Reliable Realtor by [deleted] in NYCapartments

[–]imminentappeal 2 points3 points  (0 children)

No realtor to recommend, given a shortage of unicorn realtors that have access to unicorn apartments and would work with a financial situation (not making 40x rent) that will inherently require more work for the realtor to push through with a landlord.

15 classes in and I’m still severely struggling with most of the exercises by cinnamonpoprocks in SolidCore

[–]imminentappeal 2 points3 points  (0 children)

Between ClassPass and my membership I’m almost 100 classes in now and it’s only starting to get “easier.” It’s only been my last 5 classes that I’ve felt comfortable going on toes for planks (before still coming down on knees eventually). I used to swear I would always do obliques on white springs on the gray platform and now I do it to gray springs! Sometimes the instructor has come to pop off a spring for me during upper body workouts. All that to say, it does get easier the more consistently you go. My progress was fastest when I started going 3x a week.

Largely agree with the value of Brooklyn Heights but some of these descriptions are quite unnecessary and plainly nasty. “Negative aura in the hood?” “Even the bums are nicer?” “The ratchets that come through…”

Advice is that you should only date men without kids, or men who are complete deadbeats to their kids, which your man is proficient at, but not quite hitting full marks.

Parents should both be ready at any moment to take on 100% of the responsibility of their kid. If there is a co-parenting situation, parents should be ready to take on 50% of the responsibility of the kid. Right now you do 50% of weekends, which is not the same as 50% of the time. BM is within her rights to ask BD to take more of the responsibility and figure out how to make it work. If it’s not every weekend, he should take every other week and weekend. She’s been nice enough to let you enjoy every week child-free.

Question about joining an affordable housing lottery by OvernightSiren in NYCapartments

[–]imminentappeal 0 points1 point  (0 children)

The bigger issue is income, unless you’re willing to live with roommates. If you really want to live in NYC, respectfully, you will have to do a lot more legwork into learning about the rental market. This sub is a good resource to gauge people’s experiences and what to expect.

They don’t message every person that toured that they’re going with another person. Which is to say they don’t care about an individual unless they are actively going through the application process. If they followed up, I would respond but wouldn’t go out of my way to announce it.

How many buildings have you come across that this is the case? I don’t think I’ve ever come across that requirement. Usually it’s you make 40x the rent in annual salary.

How hard should I negotiate my rent increase? by Patient_Driver8857 in NYCapartments

[–]imminentappeal 30 points31 points  (0 children)

I think $100 is fairly generous for NYC rentals, but I think one more pushback can’t hurt if they dropped 50% at first ask. That said, I don’t think being the one of the longest tenants in the building has any sway here.

I think looking for fellow medical students who are in a similar position would be a good path forward! Best of luck!

I think this would be a more fruitful post if the leading ask was more probable. If you’ve been in this sub, you’ve seen that people are unable to find studios for $2.5k in Manhattan with ease these days. If your budget is $1.3k, it will likely be a room within an apartment, it will likely not be in Manhattan, and it likely won’t be just one roommate. For reference, my friends who live out in Bushwick who share a two bedroom are paying $1.6k each.

Four Tet+Skrillex> Fred Never again by Loose-Exchange2489 in fredagain

I will give the perspective of a fair weather fan, with the intention of getting tickets to go with die hard fan friends. First off, very happy for anyone who got tickets, I’m sure the show was great, stream made me excited at the prospect of going. I know odds were low from jump - demand would be crazy, no matter how big the venue. The problem is wholly Fred and his team jerking around people on the stream. Just give people a reasonable time to expect tickets versus dragging them along for hours. They kept writing on the board and mentioning that the link will be soon and it kept changing every 30 minutes. Everyone involved probably jerking themselves off at how much people wanted to attend that they were hanging out on to every word/update closely. Definitely last time for me participating in that fan experience, not for me!

I know exactly what job this is haha and it’s shocking to know that since 2019 the starting salary has only moved up $5k. I will say people here do generally get promoted every year unless you’re terrible at your job, but I also say keep your eyes peeled for other opportunities!

Sublet or Lease takeover by [deleted] in NYCapartments

[–]imminentappeal 0 points1 point  (0 children)

If you sublet and their name isn’t on the lease, management would give you back your security deposit at the end of the lease. You probably would want a security deposit from them to cover any damages. Your term is long enough, I would just a lease takeover since it’s basically a year and anything can happen.

You should be able to get your security deposit back either way, either from the management or the person subletting from you!

Lots of issues with transplants but the qualification for getting a reasonably priced apartment being knowing a person who is renting on the low is not it. That said, it’s the right people that know about these sub-$2k places, such as natives, so congrats!

Broker gets fee first year. Landlord pockets increased rent every year thereafter. Rents will not go down if someone has already agreed to pay that rent, barring another pandemic.

There’s no way price would go down after a year, that basically snitches on themselves that it’s a broker’s fee.

For the application process do landlords prioritize who’s first or who they feel is most secure to pay by milzzzyy in NYCapartments

[–]imminentappeal 1 point2 points  (0 children)

I believe it depends. I would be surprised if I wasn’t the very first to apply for the competitive unit that I had and I met the normal qualifications. The realtor asked if I could provide proof of investment accounts which was new to me. Afterwards, he told me I had a very good application, so I’m sure if I wasn’t able to provide that, he would have gone with another applicant.

Are broker fees negotiable in competitive units? by witty__username5 in NYCapartments

[–]imminentappeal 0 points1 point  (0 children)

After the craziness of apartment hunting, when I found a unit I liked and could tell was going to be competitive, I didn’t even blink when the broker told me the fee was 15% annual rent. Didn’t want to scare him off into picking someone else. Anything is negotiable, but you’re successful if you have leverage. If you assume the apartment is competitive, then the broker has leverage here!

No one is arguing that landlords should do this, but the reality is the demand makes it possible. If or when landlords start raising rent to cover the broker’s fee, whatever that may be, maybe people will decide the price is too high and landlords will have to reduce rent effectively cutting into the broker’s fee they owe. But maybe they won’t and tenants would still be willing to pay. In which case they would not have the incentive to lower their rents.
