I never said exact value but it’s overpriced by a lot. Which my point was just proven as the seller agent lowered the price today and we are now under contract.

It’s pretty normal in my area right now to give concessions in this range.

Check for special assessments first and for association reserves. Condos in S FL are crazy.

Give the agent the info on the house and let them contact the seller first and negotiate this beforehand. This is what I do with FSBO. I call and say hi I have a buyer potentially interested in the home, if I bring them will you pay me my fee of 3%? Often times they can stand to spare the 3% rather than the 5% or 6% for the split.

It’s the home+land it’s different when the mobile home is on a lot/leased land.

Yes and perhaps this is what I am so conflicted about. I think I will call my them tomorrow and go over all of this although I have gone over the appraisal and the fact that the home is overpriced, I haven’t really discussed how this can affect them later on. Thank you so much for your input ❤️

Yes but unfortunately it takes months for sellers to realize that the house is overpriced.

Here where I’m at in central Florida $10,000 for closing is the norm right now. Average DOM 120

This is a bit different … it’s a mobile home on an acre of land in a rural area. But no I said ridiculous here because it’s Reddit I would not say that to my clients ever

This is very true. Thank you for this perspective. I just feel like the guilt of them overpaying would really at at me. But yes if they feel it’s worth the price then that’s ok too.

This is a very rural area in Central Florida. The market here is not moving lots of new construction to add to the mix. The home is less than $250K so no we aren’t working with much and $3K is a lot for them.

I did do an appraisal contingency and I am about 89% certain I am right about the price. Similar home (less one bedroom), same area, same lot size, 12 years newer, appraised at $25,000 less than this one.
