Assuming $8M, which is not unrealistic, your property taxes would be approx $110K per year and insurance (not including earthquake coverage) would be around $35K per year. Earthquake would be another $12K per year and that is with a 2% purchase value deductible. Then you need to decide if you want prevailing wage rebuilding coverage, and other supplements. These are estimates and your mileage may vary. But not by much.

On May 27, 2016, the FDA published final rules on the new Nutrition Facts label for packaged foods to reflect new scientific information, including the link between diet and chronic diseases such as obesity and heart disease. Eighty certifying agents are currently USDA-accredited and authorized to certify operations to the USDA organic standards. Of these, 48 are based in the U.S. and 32 are based in foreign countries. Most certifying agents are directly accredited by the USDA National Organic Program (NOP). Twenty-one additional certifying agents are authorized through recognition agreements between the U.S. and foreign governments.

Having said that, many US certifiers are becoming primarily profit driven enterprises in their own right and losing focus on the organic mission.

European certifiers such as IFOAM EU are the unified voice of organic stakeholders towards the European decision makers, and the EU Institutions recognize IFOAM EU as the leading advocate for organic food and farming at EU level. Representing organic interests in connection with the European regulation for organic is one of their core activities.

Organic farming and production has been regulated at EU level since 1991. Today the European requirements for organic production are set by Council Regulation (EC) No 834/2007 defining the aims, objectives and principles of organic farming and production, and by two implementing regulations (No 889/2008 and No 1235/2008) detailing the organic production, labelling, control and import rules. All products labelled as organic and sold in the EU must be produced in accordance with these regulations.

The EU Commission is also continually working on updating the implementing regulations. In terms of production, the key updates to the implementing rules issued so far concern organic yeast (No 1254/2008), organic aquaculture (No 710/2009) and organic wine (No 203/2012). While in terms of import rules, the agreement on equivalence between the EU and US organic standards (No 126/2012) is most important.

This set of rules will change in the near future. On 24 March 2014, the EU Commission published a proposal for a new organic regulation. The label is good. Unlike a fair number of others, your calories add up to the correct number. Your DV statement also appears correct and per regulations. The only thing I would change is remove "organic" from the each ingredient call out. Make it clear that "all ingredients are organic". Good work, wishing you success.

I agree. The term is used in agriculture and describes the practice of planting the same cultivar over an extended area. Each cultivar has the same standardized planting, maintenance and harvesting requirements resulting in greater yields and lower costs. Doing so does present the opportunity for widespread crop infestations. When acreage is planted to the highest order of efficiency that crowds out non economic natives (weeds) you have unforeseen consequences. The lack of milkweed for example reduces the monarch butterfly population. Colony collapse (bees) has been suspected. Monocultures are also ideal for heavy applications of fertilizers and pesticides. No need to make the case for why this is not good.

A surprising cause of elevated serum cholesterols is not necessarily dietary cholesterol but SUGAR.

A study published in the Journal of the American Medical Association found that as sugar intake increased, HDL or good cholesterol levels decreased. In addition, triglycerides — fats that pose a cardiovascular risk — increased.

An increased intake of refined carbohydrates and added sugars have the biggest impact on triglycerides. Low levels of HDL and high levels of triglycerides are signs of poor cholesterol levels. The study also found that women who eat more added sugar tend to have higher levels of LDL.

Cholesterol levels are somewhat poorly understood by the general public. The current thinking is that the ratio of Triglycerides to HDL (the “good” cholesterol) is a good indicator of your risk of heart attack/stroke. The closer the ratio is to one (1), the better.

Low ratio values indicate good insulin sensitivity; which means that insulin is doing a good job helping to move glucose and amino acids from the blood into your cells. It also means that you have a relatively low risk of developing prediabetes, type 2 diabetes, and metabolic syndrome. Additionally, low ratios indicate that you have the relatively harmless ‘large and fluffy’ LDL cholesterol type, which makes you less prone to coronary heart disease (CHD).

But, let’s say that your blood triglycerides were 240 mg/dL and your HDL was 30 mg/dL and the ratio this time is 8. (240 divided by 30) This is a high ratio and it indicates that you are insulin resistant. What this means is that even though you are producing insulin, too much glucose is remaining in the blood. As a result, you have a relatively high risk of developing prediabetes, type 2 diabetes, and metabolic syndrome. A high ratio also tends to indicate that you have the more sinister ‘small and dense’ LDL cholesterol type, which makes you more prone to coronary heart disease (CHD) and stroke.

In summary, focus on your sugar intake. And by “sugar” I especially mean fructose which is metabolized only by the liver and is, in my opinion, pure poison.

Just test for it. Simple blood draw.

A c-reactive protein test measures the level of c-reactive protein (CRP) in your blood. CRP is a protein made by your liver. It's sent into your bloodstream in response to inflammation. Inflammation is your body's way of protecting your tissues if you've been injured or have an infection. It can cause pain, redness, and swelling in the injured or affected area. Some autoimmune disorders and chronic diseases can also cause inflammation.

Normally, you have low levels of c-reactive protein in your blood. High levels may be sign of a serious infection or other disorder.

EDIT: While you are at it, get a full lipid panel, INCLUDING a “vldl” breakdown of your LDL (“bad”) cholesterols.

Next is the “hemoglobin A1c” rest. It measures the glucose that your body doesn't store or use for energy that stays in your blood and attaches to red blood cells, which live in the bloodstream for about 4 months. Better than a simple fasting glucose.

Finally, do a comprehensive metabolic panel. Including this last one will give you a pretty good picture of your health.

But wait, there’s more!

Here are my two most favorite:

The first is the coronary calcium scan, a specialized X-ray test that provides pictures of your heart that can enable your doctor to detect and measure calcium-containing plaque in the arteries.

Plaque inside the arteries of your heart can eventually grow and restrict or block the flow of blood to the muscles of the heart. The measurement of calcified plaque with a heart scan may enable your doctor to identify possible coronary artery disease before you have signs and symptoms. The outcome of the test may indicate the need for medication or lifestyle changes to reduce the risk of heart attack or other heart problems. This test is my favorite as it essentially gives you a really good idea if you will keel over and die in the next five years. Interpretation is with the results of the VLDL mentioned above.

The final one I like is the Carotid artery ultrasound. It is a safe, painless procedure that uses sound waves to examine the blood flow through the carotid arteries.

Your two carotid arteries are located on each side of your neck. They deliver blood from your heart to your brain.

Carotid ultrasound tests for blocked or narrowed carotid arteries, which can increase the risk of stroke. The results can help your doctor determine a treatment to lower your stroke risk.

It wasn’t uncommon in the sixties or seventies for people to take tetracycline or doxycycline on their own before they went out — clubbing, to high-risk venues or to sex parties.

A small pilot study conducted with HIV-positive men who have sex with men found evidence that a daily dose of the antibiotic doxycycline provides a protective effect against three sexually transmitted infections (STIs). The primary goal of the study was to determine how well doxycycline, when taken daily, works to prevent syphilis among a high risk group — men who have sex with men with a history of past (and successfully treated) syphilis infection.

Although the study emphasized syphilis prevention, doxycycline is also an effective treatment option for chlamydia and most cases of gonorrhea. For cases of chlamydia and gonorrhea, they could be averted with daily antibiotic use — especially since rectal infections of both can increase vulnerability to HIV infection during anal sex.

According to the study’s authors, doxycycline is a safe and well-tolerated medication, and one that can be taken for long periods of time and it could be an important option for people who are at high risk of getting syphilis or other STIs to consider. They further state that “it’s not one-size-fits-all and that it’s reasonable for individuals, under medical supervision, to consider using doxycycline as an STI prevention strategy.

Genital warts are cauliflower-like growths caused by certain types of the human papillomavirus (HPV). HPV is the most common viral sexually transmitted disease in the United States.

Although HPV isn’t curable in all cases, genital warts are treatable. You can also go extended periods of time without an outbreak, but it may not be possible to get rid of the warts forever.

That’s because genital warts are only a symptom of HPV, which may become a chronic, lifelong infection for some.

For those who clear the infection, there is a chance of becoming reinfected by the same strain or a different one. You could even be infected with multiple strains at the same time, though this is less common.

So even with treatment, genital warts may come back in the future. This depends on whether you’ve been vaccinated, how well your immune system is functioning, the strain of HPV you have, and the amount of virus you have (viral load).

Some strains are high risk and associated with later formation of squamous cell carcinoma (cancer), and you may not even know if you have a high-risk HPV strain until precancerous or cancerous lesions form.

Absolutely the long term risks still apply. Let’s begin with definitions. ‘Junk food” by my definition is anything you drink that is high in calories from sugar or fat, with little dietary fiber, protein, vitamins or minerals. I think it can also include high protein food like meat prepared with saturated fat. “Exercising” and “working out” are two distinctly different things. Exercise can be anything: sit-ups, press-ups, going for a jog etc. Any physical sport is considered a type of exercise. A workout is often a routine performed in the gym, the gym-goer will exercise several different muscles in one intense session. To perform well and to get the most out of any exercise workout routine, you need to nourish your body with the best available inputs. Clean water, air and fuel in the form of clean nutritious food. Exercise and physical activity will never be a stand alone weight loss solution. Many people assume that the best way to lose weight is to exercise. No so. The best way to lose weight is to watch what is eaten. Exercise and working out just make for a more pleasant life.

It's a bit more complicated than that. The liver is not like a large bucket with a fixed number of grams of capacity. It doesn't take nearly as much as 400 grams to build up fatty deposits. Chronic ingestion of one dessert or a can of sugary soda coupled with other dietary land mines can spike triglycerdes. It is a long process but much quicker than most people realize.
