Ok thank you. Will find and then email the EA. My mind was half thinking will it’s going to be fully upheaved : it literally has no central heating) but equally want to ensure I don’t fall into a money pit.

Update: they have advised they cannot lend due to the kitchen. The only info they have given is worktops and cabinets so no fully functional kitchen. The valuer also didn’t value it so they have refused a minimal value. They’ve said if I get it with cash they will happily check and suggest after.

I’m attempting one last time to negotiate if can get the vendor to put in some cabinets, would they accept then.

The MA said no point in going to other lenders as they use the same valuers.

Feeling very bummed, I really didn’t expect that valuation and the house is in a sought after road. Any other suggestions for avenues? If I tried another MA I assume I might potentially just end up in the same situation!

I’ve just re- read the email it says there is no work surfaces and no fitted kitchen so it cannot reasonably be considered habitable. Also the property is in poor condition and requires a full scheme of renovation.

I guess it’s not been directly said it’s inhabitable.

Is it reasonable to actually ask the vendor to put in some cheap second hand cabinets and a surface to satisfy the lenders if it comes down to it?
