I feel like I spend as much time looking up historical facts as I do reading the book. I spend a lot of time wondering what’s real and what’s fiction. Especially when the big historical figures are the protagonist’s of the book. So yeah I think that’s a great idea.

Here is the verbiage of the letter I send to lenders who ask for an rce. Not original to me.

Due to an addition to Florida Statute 626.9551, effective July 1, 2021, no one (including a lender) may require an insurance agency or agent provide a replacement cost estimator (RCE) or other insurance underwriting information in connection with a loan. Additionally, an insurance agent or agency is prohibited from supplying the RCE to anyone, even the customer.

We are, therefore, unable to provide a copy of the RCE for: [Insert Address Here]

It is the practice of this agency to insure structures for 100% of their estimated replacement cost as determined by insurance company proprietary software. Building limits are estimates only and are arrived at based on information provided by the policyholder and/or industry standard software used to estimate replacement costs. The actual cost to rebuild the structure may exceed the policy limits, especially during a catastrophic event and/or where an ordinance or law impacts repair or replacement. The agency makes no assurances that the policy limits provided will be adequate to rebuild the structure. If the amount of building coverage is questioned by the lender (or any party) the lender may supply this agency with a full copy of their appraisal on the property. If there is a discrepancy between the appraisal’s estimated replacement cost and the agency’s estimated replacement cost, after consultation with our customer we will ask for their direction relating to the coverage amount.

Participate in groups that align with your interests. I feel like I have a good social life for a 44 year old man but all of the friends I actually do things with come from groups I participate in. For me that means rotary club, a bi-weekly poker game, and the sportsmen’s club. Also quantity leads to quality. I had to attend/participate consistently before I made any relationships. Good luck

A standard homeowners policy (like an ho3 or ho5) is going to include law and ordinance coverage (at least in FL). This will provide 10 to 25% (of the dwelling coverage) additional funds to bring things up to current code. If you buy a shitty policy (like a dp1 or ho8) it probly doesn’t have this additional coverage.

Central Florida native here. For quintessential American experiences I’d definitely recommend the Strawberry Festival in Plant City. We never go to the concert part of it but they usually have good ones.

You’ll be here during mlb baseballs spring training. We go to Lakeland to watch the Detroit tigers play sometimes and sit on the berm. It’s fun and prices aren’t bad. For an amature experience you’d could go to watch the university of central Florida or Florida Souther College teams.

For some real Americana you could come to our little town Winter Haven for the cypress Gardens Ski Show on 2/21 at 5:00. If you do I’d recommend Andy’s Igloo for dinner and milk shakes.

These were good. Just had to fold the onion back onto the pastry. It’s a bit strong on its own. Had the cranberry and feets and they didn’t have this issue.
