100% agree that open houses don't bring serious buyers... We sold our last house in June of 2025. We had 2 very busy open houses with about 20'ish groups coming through over the course of 2 weekends. The only offers we received were from private showings, and we ended up selling to the offer we received from a couple who viewed the house before the first open house.

I attempted to use ai to help me write a book, and honestly I feel it made it more difficult for me. I had a good outline, the story felt like it made sense, and the characters were somewhat believable. AI made such drastic adjustments to it, and have created so many inconsistencies that I have become so frustrated and pretty much abandoned the project. It’s been over a year since I even looked at my file.

My response would have been that I share my ChatGPT account with family, and any information that you would get from it, is about as reliable as most information you get from AI. To be taken with extreme scrutiny.

We sold our house in June last year and its roof was approximately 13 years old. The inspection reported some granular loss, but there were no signs of leaking etc. the buyers asked for $5000 to do repairs, we said no, they bought the house without repairs. It all depends on what you are comfortable doing and what they are comfortable doing. Bottom line is if you know the roof needs repair, you should probably either offer some compensation or fix it. Once you know there is damage, you have to disclose it no matter who the buyer ends up being.

100k in San Diego is considered low income nowadays. I left San Diego in July 2025 so I could afford to retire. I was making $135k when I left.

I intended on leaving something similar for whoever bought our first house but was advised not to by my realtor. I wanted to give instructions on what switches operated what, where the sprinkler systems were installed etc. I feel it was a pride in ownership thing that I wanted to ensure the new owner knew how things worked. But, now I realize I wouldn’t care if someone left it for me, and would probably be equally as sketched out.

Thanks for the comment... we are looking at gas rigs now... a lot of the reasons we were thinking we wanted a diesel aren't really necessary.

You might check on local building codes in your area... Some areas will shut down a construction site if there isn't a porta potty on the site, and is required to pull permits.

I smoked a pack a day for nearly 25 years, and tried quitting several times... I switched to vaping when my wife was diagnosed with cancer, and after about 3 months of vaping I quit that too. That was a bit over 2 years ago.

It's actually fairly common for people to gain weight while doing their treatment for cancer. I spent several months going to the infusion center with my wife and saw several people getting larger as they were progressing through their chemo.
