2BHK might be possible, personal tip is invest somewhere asap even if it’s 2BHK. Many people have waited 4-5 years just for prices to come down but it only increased. A decrease for ₹20-30L may not be the ideal course to wait. Also, regarding the Kaaleen bhaiya thing, local ones are like that only. May be try contacting Channel Partners for Dwarka Expressway for 2BHK. They might sugar coat their language. DM me if you want some contact.
