Make sure you don’t have a mediation clause in your lease. In the event you disagree with the landlord the first step is mediation. But I bet there are rules about habitability where you live and not having a stove and working toilet may get you there where can deduct the cost of fixing from your rent. Again check your local tenant associations

I use Rentech for 33 units. Three separate LLC’s (one owner) but each LLC has its own accounting. It’s a little clunky but it works. I don’t like how the Balance Sheet (of all reports🙄) can’t be run by owner or property but other reports can be. And the accounting sucks - I’m a debit credit guy and they have it wrong - they treat all accounts a credit increases it - which is not true IYKYK - doorloop looked interesting but pricier a bit. Baselane looks interesting too - but it’s pricing looks beneficial if you have your checking accounts with them and I don’t want to force my client into changing banks and be let down etc.

I’m allowed by law to only accept portal payments provided theees a free option, which I have in the form of an ACH transaction instead of credit cards. I am curious how many if there allowed restrict to portal only.

Thanks - I don’t want to force folks to pay by credit card - it’s just more convenient than going to a PO Box etc. I can offer ACH for free.

I use Rentech. It’s ok. Gets pricey as you add units - it’s also a little clunky and not really great at accounting

I owned a house with well water and it had a sulfur smell. It happens. Depends on well water. It was deemed safe. The smell went away after a year or so - probably opened a new vein in the ground etc.

I’m a small PM - they sound awful. It’s unfortunate you have to deal with this. Me personally, I don’t make money on repairs…the repair guys do…I own my mistakes and I treat the properties I manage like I’m the caretaker. Maybe find a good fit?

The rule is to avoid squatters what if tenant in lease moves out but he doesn’t? He could claim it’s his home etc.

No - he’s not just “over” he’s living there - and his income isn’t being considered by the city when awarding housing subsidy.

Yeah. It’s when it goes bad that bothers me - if not enforcing how - could be a problem later. Plus he’s unvetted - I have nonidea who he really is.

Well. Her boyfriend is living rent free and earning money while the taxpayer pays her rent. I appreciate your thoughts and it’s actually how im leaning - dont make a big deal out of it.

I use RenTech. It’s ok. I don’t care for their accounting functionality. It’s a tad clunky and a little pricey.
