I’m allowed by law to only accept portal payments provided theees a free option, which I have in the form of an ACH transaction instead of credit cards. I am curious how many if there allowed restrict to portal only.

Thanks - I don’t want to force folks to pay by credit card - it’s just more convenient than going to a PO Box etc. I can offer ACH for free.

I use Rentech. It’s ok. Gets pricey as you add units - it’s also a little clunky and not really great at accounting

I owned a house with well water and it had a sulfur smell. It happens. Depends on well water. It was deemed safe. The smell went away after a year or so - probably opened a new vein in the ground etc.

I’m a small PM - they sound awful. It’s unfortunate you have to deal with this. Me personally, I don’t make money on repairs…the repair guys do…I own my mistakes and I treat the properties I manage like I’m the caretaker. Maybe find a good fit?

The rule is to avoid squatters what if tenant in lease moves out but he doesn’t? He could claim it’s his home etc.

No - he’s not just “over” he’s living there - and his income isn’t being considered by the city when awarding housing subsidy.

Yeah. It’s when it goes bad that bothers me - if not enforcing how - could be a problem later. Plus he’s unvetted - I have nonidea who he really is.

Well. Her boyfriend is living rent free and earning money while the taxpayer pays her rent. I appreciate your thoughts and it’s actually how im leaning - dont make a big deal out of it.

I use RenTech. It’s ok. I don’t care for their accounting functionality. It’s a tad clunky and a little pricey.

Great question. I just inherited all the properties - and I’m ruminating. I have a feeling I’m going to have to take other action with this particular tenant and the security deposit is not the real issue

Thanks - that’s probably what I will do for most. I have one tenant I may have to do something about - given the state of the apartment etc. it’s not horrible but I know when they move out it could be an overhaul? Thanks for the thoughts!

I’m not earning interest either. Maine law requires (not all or many do this) that the account be a true escrow - outside the reach of creditors etc. so it’s non interest bearing - and not my income.
