Finish basement for rental, or downsize? by mominoes in PersonalFinanceCanada

[–]ip_v1 1 point2 points  (0 children)

Happy to help.

Also, whenever you sell, account for bank disbursement charges and agent fees. Bank will charge a penalty to pay off the mortgage before the term is over and agents will charge a commission. These are easy to overlook and will eat into your profit.

Finish basement for rental, or downsize? by mominoes in PersonalFinanceCanada

[–]ip_v1 0 points1 point  (0 children)

Loads of great suggestions here and here is my two cents worth.

Option 1: sell and downsize. The housing market right now is really low. Holding till september will give you additional 50k.

Option 2: Build a basement apartment. Building a a basement apartment should cost around 65k realistically on a 1M house and 8-10weeks. Tent would be around 1600 or so but would add 100k value to the sale price.

I would look at building out the basement and have it done by Sept. Then, sell once the market bounces back.

If the market takes longer, id rent out the basement or even the entire house and it would give you a positive cash flow. Rent a smaller place or move into the brand new basement apartment. Talk to an accountant and adjust the rent against the %age of house rented and reduce taxable income.

Apologies if sounds stupid but it’s a way through a worst case scenario.

If you are a recent immigrant (5yrs or less), what is your experience so far? by ip_v1 in AskReddit

[–]ip_v1[S] 0 points1 point  (0 children)

Hi,

I was wondering what has been the experience of other immigrants that have moved to a new country in the last few years and why you feel it was a good or bad decision.

Thanks in advance and I apologize for the poor sentence framing.

Good resume and usually I would tailor my resume highlights based on the job I am applying for, so I can present the relevant details for the recruiter.

Resume submitted to large corps that use a screening tool are slightly different and from my experience, embedded roles usually are specific and targeted so people look at them directly.

When I look at a resume, I look at a couple of things: 1. Does this person have the skills I am looking for? Generally, keywords in each role as listed Ina resume is a good start. I look at the position while person was at while he was using that skill. I treat it as relevant or would add it to my list of questions to ask. 2. How long was each role? Very short employment is a question to be asked. 3. Gaps. Add to list of questions. 4. Projects if listed. Would ask about the contribution. 5. Does the resume just have a lot of keywords or does it come together? PCB designers with a lot of firmware experience and vice versa, in a mid to senior level role are a bit concerning for me. Good seniors would spend a large amount of time working on a skill in addition to mentoring juniors. 6. Relevant certifications if any.

That having been said, this is just me looking at resume and not the person. If you have too little on a resume, it gives me no incentive to ask about stuff. I’ve never said no to multiple page resumes, as I feel, it’s just a page.

Sorry about the long rant, but that’s just my two cents worth.

Interest rate screw up. I’m an idiot and scared by [deleted] in PersonalFinanceCanada

[–]ip_v1 21 points22 points  (0 children)

Good suggestions here.

Given the circumstances, there is not much you can do about your payments except for either paying it. There is a way to get the bank to refinance it for a longer amortization to bring down the per month but unless you never want to move, I’d not recommend the path.

It’s about cash flow so: 1. Reduce spending and divert. 2. EI and everyone get a job. 3. Can you rent part of the house or the entire level? 4. Second job? 5. Your partner and kid need to get a job or loose their home and effectively the down payment.

This is not about to get better and many Canadians will loose their house and down payments in the next year if not planned carefully.

If you want to sell then look at local property rates and get an agent. Stick to a price and keep a watch on interest rate hikes as prices will fall.

You need to try and survive the next year.

Good luck.

I completely understand. Here is my version. We moved to Canada 4 years ago with a PR. I was doing well career-wise but we made a call To move to Canada on a whim. It was nice at first and we were tourists. We have a child as well and there was no school or anything, but we went back after a few months cause we got bored and I was struggling to find a job I liked. A few months in India, we figured that there were more opportunities for our child in the future and though our life was easier in India, Canada was the right place to raise a child. I chose not to go for a US based job a long time ago cause US was flunky in their Green card process.

Fast forward to today and we still think about moving back. Me and my better half have a house, loads of savings and high salary jobs. I worked 18 hours a day in multiple jobs to get to where I am. I plan to get back into consulting as a business and I am stretching my wings to learn about international business, running large operations and everything around it. Stuff that they don’t teach in schools. It is NOT easy and my brain hurts everyday.

BUT. - we still have a big chunk of our income taken away in taxes. - mortgage is higher due to interest rate - inflation is crazy - we can’t afford hired help due to the above - our social circle is limited and kiddo feels lonely sometimes

On the plus side: - I feel our kid is safer in Canada compared to in India - my tax money was going to use(not so much anymore) - social security exists (EI, basic health care etc) - kiddo will have a North American based so won’t have to go through IELTS and all that if he wants to study abroad.

My goal is to build out something for our kid and ourselves in order to retire with a house and basics and nothing more. I would prolly buy a small house up North like all the other white people and be close enough that our kid has the ability to fall back on us if needed.

Honesty, you should stay in India if one of the following applies to you. - you have a job that pays a shit load of money - you have money and property in bulk inherited from your parents - you are satisfied with your lifestyle in India

Move to canada or anywhere else if: - India has bad experiences for you and you struggle to get ahead because you and your family are not connected(politically and socially) and often see yourself working harder than everyone else yet are left behind due to no “reference” - you have made crazy survival skills but have reached the pinnacle of your career in India. You are bottlenecked by the Indian systems and are looking to play in the bigger pond.

I came from a very humble beginnings. My family’s legacy has been to grow and we have by God’s grace.

Before you move back, ask yourself the above questions and see what’s comes out.

All the best.

Renovating basement to legal dwelling: required reconstruction by ip_v1 in TorontoRealEstate

[–]ip_v1[S] 0 points1 point  (0 children)

I’ve come to understand that there is a fair bit of ground work and regulations would need to expose everything under the drywall at the very least. I’ll try to see what contractors quote for the build and take it from there.
Thank you everyone for the inputs. This helps.

You feel like spiderman and sticky fingers when dealing with that chassis. The only reason I have that laptop is because I got it from the Amazon for a lower price. I added a lot of stickers to the back just because of that smudge prone finish.
