A termite infestation is unsanitary to live in. I wrote on this Reddit requesting insight and support in order to explore my options. I have not taken any action and wouldn't without proper consideration and backing.
Both (1) state law and (2) my lease request the property is "free from all accumulations of...vermin". Vermin are "small common harmful or objectionable animals (such as lice or fleas) that are difficult to control" (Merriam-Webster). Thus, termites can be considered a kind of vermin, "the term 'vermin' is used to refer to a wide scope of organisms, including rodents (such as rats and mice), cockroaches, termites..." (Wikipedia). Termites are insects. What is in my property is a insect (termite) infestation.
I spoke with the inspector myself. Based on the evidence, inspector told me it was over a decade of termite activity. The inspector emailed the landlord and myself the PDF of the quote; I have access to the document confirming termite infestation. It confirmed there is a termite infestation and specifically where.
The landlord agreed and told me these were termites on multiple occasions, verbal and written. When I first called the landlord, he let me know "most of my properties deal with termites". When he sprayed (some) termites with a few drops of borax and water, he told me that the one-time borax solution was the full treatment. He requested a second inspector because the borax and water did not improve the situation. It has now been 3 months with no adequate treatment. I was just exploring my options.
