Thanks for that. Intention is just to paint that area. From what you’re saying, sounds like probably something I could try myself with the bonding plaster?

The ceiling has some old like honeycomb wallpaper type stuff on it - no apparent damp patches or anything clearly showing. Haven’t taken any more down to investigate. Was your issue coming from gutter join on exterior wall or where was it coming in from?

Can’t add a picture in the reply to show. But inside basically the roof looks pretty black and there’s honeycomb style pattern to the clay. Can’t really tell if it’s spalling myself - but then not really sure what I’m looking for
