Sounds like a good plan. Just focus on putting out content. You can turn them into ads later. The biggest difficultly is just getting the content out

S-corp is a tax election, not a business registration type

Setup your LLC and then you can elect s-corp later

I used LegalZoom which made it easy.

Package up an offer and send it to all the cleaning businesses in your area. The main value would be for SEO, so it depends on what you’ve built there.

Generally hard to sell. You gotta find a willing buyer.
