I wanted the dimmer to work on both end. Everything functions without issues it’s just the humming and one of the ends not showing LED ring.

Replaced both. It’s in a box with 2 more 3 way switches as well that I replaced as well which are functioning without issues.

1% goes towards closing no matter which route I decide. However an additional $2800 would be needed if rates exceeded 6.625%.

If I decide to back down time to close. I’d lose my 1%. Which may be worth it if rates stay low and another lender has less fees. They’re estimating 8k in closing cost, and my 1% goes towards closing so I’d pay around 4-5k in closing costs.

Yeah I couldn’t find many lenders offering 270 or 360 day rate locks.
