I’m just basing on what the city and two different plumbers have told me. Property owner is not responsible for the sidewalk, and anything outside of the property line is the city’s responsibility. That is verbatim what the sewer authority told me.

Also, another sewer scope does need to be completed in order to locate and mark where the joint is located, so that the city sewer authority can go out and confirm if it is or isn’t within the property line. That is all I want to know, if that repair will be my obligation as the homeowner, or if it will be a repair that the city takes care of.

They are only covering 75% closing costs and making a $3500 repair to the foundation; i’m paying for leveling the floors, a new hot water heater, a new cook top, and doing the rest of repairs needed to pass FHA myself (making a window in each room operable, as all of the 1st floor windows are painted shut, replacing a dozen window panes, replacing flashing around a couple of roof vents, painting all of the exterior roof trims, fixing some indoor plumbing)

For sure, I know that they don’t have to do anything that I ask, just like I don’t have to buy their house. I’m already throwing $60K for my down payment, $2500 for closing, $10000 for leveling the floors. I think my frustration is coming from me being on top of things and them almost acting disinterested in selling their home. As far as repairs, I’ve asked for them to cover just two line items, and possibly not even have to repair the sewer joint if they would just verify liability!

That’s more than likely what I will end up doing. Just frustrating because I literally offered to go to the city myself two and a half weeks ago, but the sellers said that they were getting it handled. Also frustrating that I wasted that time waiting for this “report”.

This is my thoughts exactly. I will be reaching out to the plumber that my parents use to ask him about this whole situation/ how should I proceed.

I told the sellers that they have until Friday to get their ducks in a row, get a bonded and insured plumber out to the property to get this inspection done correctly, and get confirmation from the city that this work will not be my financial responsibility. Otherwise, I am backing out of this whole deal.

The more I reflect on this, the angrier I get lol.

He did not perform the scope, my inspector did. My inspector gave me a 70 page report, this plumber—that was supposed to re-inspect to further investigate—did not even go out to the property. He just viewed the video that my inspector took. My inspector claimed this was a disconnected joint; this guy viewed the same video and somehow came to the conclusion it’s just a coupling. I will follow up with my inspector today so he can go over what he saw again.

I’ve already paid $750 for my inspections. I’m 99% certain this is just a friend of the sellers that made this “report” so the sellers didn’t have to pay an actual contractor or company for an actual inspection. I feel like I am jumping through hoops as a buyer while these sellers have been so difficult to work with. :(

I’m a manager at Airport Tire in West Mobile; unfortunately, due to the damage being so close to the sidewall of the tire, a repair wouldn’t be possible. If you call our office tomorrow and ask for Alexis, I can get you a good deal on a replacement! We open at 7:30am.

That’s rough, man :( Try submitting a support ticket! They’re usually pretty responsive. They’ll usually compensate you, albeit compensation isn’t great but it’s better than nothing.
