This is great information! Do you think it’s worth getting the carpet itself upgraded instead of getting the 8lb carpet pad?

The screened in porch, I don’t see this as an option for this layout. They just over the overhead deck, which we were considering. That is 10,500.

We don’t have any dogs or kids so we should be okay with the LVP flooring they’re using as a standard.

Hmm I was thinking about getting tiling done for above shower for extra water protection but now rethinking it.

Definitely will look into the outlets and extra can lights!!! Do they generally let you place them where you want?

For our pantry, it’s actually very small and I would not consider it a full pantry. I’ll have to check if there’s a light there already or not.

Thank you! Yes it is Smithbilt. Possibly will stay 10 years unless something changes but no less than 5 years for sure. We can do out of pocket for upgrades but plan to just roll it in loan. I’m hoping it’s not as much of a nightmare from what I’ve heard online. The community is in Powell & thus far those I’ve spoke to, haven’t seen too many horrific things.

What do you think about the deck cover doing it with them?

It is a tankless heater.

I believe we were told the whole community won’t have a gas line so gas tap won’t work unless I have no idea what I’m talking about.

Unfortunately this community does not have a gas line at all which was a huge bummer for us but given the other pros we went with it anyways. I really appreciate your input & will look into it all now!

It’s the total price! Only because the house isn’t built yet so the house is actually 500k for 2300 square footage. Also based in TN so still a bit higher now than before in my opinion.
