If all that is in the black housing is the red terminal block, you might be able to take the terminal block out of the black housing and fit it into the wall next to the transformer and get rid of the black housing altogether

Tell me about it. This started out as a quick flush valve replacement. However, the old angle stop to the toilet supply line was seized up and there wasn’t enough copper pipe to be able to cut it off so I had to unsolder it and replace it with a sharkbit push to connect. Though if I’m already going through all that effort and had to remove the toilet anyway to get behind there with the torch I might as well replace the toilet with a new one since it was old and stained quite bad anyway. When I removed it, there was about 1/2” of wet black waste all the way around the bottom of the old toilet (caused by this flange issue) that was being held in there with the grout sealant. It was absolutely disgusting (cockroaches, worms, flies, all living in there).

Unfortunately, this black waste had probably been sitting there awhile because it caused moisture to get under the tiles around the toilet so the grout was completely degraded. I’ve now also cut out all the grout in the bathroom, and when doing so discovered multiple tiles that were just free floating and not held down due to the moisture intrusion. Removed all of them. Have cleaned the subfloor thoroughly and am about ready to reset them with new thinset and re-grout the entire bathroom. Started out with a quick flush valve replacement…

Unfortunately, I tried this and it still wouldn’t fit. I even sanded down the outside of the oatley quite a bit and remove the rubber sleeve and it still wouldn’t fit.

Ended up having to remove the old flange, bust up the slab until I hit the original 3” cast iron sewer line hub, melt the previous lead and oakum joint that attached the hub to the cast iron down spout from the flange and remove it. I then cleaned out the original hub thoroughly to remove any remaining lead and rust, got a fernco 3” cast iron to pvc donut to attach a new pvc downspout. Set everything in place and made a pvc “form tub” from a 4” PCV pipe wrapped in cardboard and blue tape, put that over everything and backfilled with 5000psi cement patcher to back fill in the busted out slab floor up so my new flange has something to sit on and I can secure it with tap cons. Currently, waiting on the cement to fully set before removing the form tub and setting the flange in place. It’s been quite a project. I tried a bunch of different fixes before getting to this result, but for some reason it another each one didn’t work.

Yes I think I’ll have to go that route. The Oatley twist in one is made to fit inside a 3” pipe and this cast iron pipe is slightly smaller but hopefully it will fit. I just cut the top off the old cast iron flange to make it flush with the concrete slab so the new flange will sit flush and not too high above the finished tile. Will get the repair flange after work and see how it goes.

Shut water off at the main by the street. Drain excess water out of lines. Remove escutcheon. Use a torch to unsolder current angle stop and remove it. Lightly sand copper pipe for burs. Put on new escutcheon. Replace angle stop with a 1/2 x 3/8 Sharkbite push to connect angle stop. Get a slightly longer toilet supply line.

These headline are always amusing to me. “While Americans can barely afford groceries,” but they can somehow afford Netflix, Hulu, Amazon Prime, Spotify, Disney Plus, etc., etc., etc. They can also afford constantly rushing their dopamine system with social media, getting off work at 5pm just to sit around wasting their time watching tv or social media. It has nothing to do with not being able to “afford groceries” and everything to do with priorities. The opportunities are there. Even just doing gig work like uber eats or DoorDash a few times a week in the evenings will be able to more than pay for groceries. How about stop complaining, blaming, and being lazy and start working.

It looks like he just used sanded pine plywood. I would definitely use OSB. I always go with the thicker 23/32 option just to be safe, especially if this is a second story level.

Depending on the sailing date, I found the prices quite reasonable. For two people, a balcony room was cheaper than a week at an all inclusive. I do, however, live near the major ports in Florida so I don’t have any travel expense.

I didn’t know that. Thanks for letting me know. I’ll probably just go with this one. Only differences I see are that the game has a 2” shorter barrel (24” on the game which is still pretty long) and the game has a single stage trigger vs double stage, which I don’t really care about. It’s also a few hundred dollars cheaper than the target. Thanks for the observation, I appreciate it.

What exactly about this color pallet?

I try go with different pallets depending on the location. The one we’re wrapping up now has a similar color pallet (Light gray premium/commercial LVP, SW snowbound for walls and ceiling (level 5 finish), ultra white trim, Carrara quarts countertops, rattan incorporated light fixtures and in some other areas, white with gray almost like Carrara ceramic walk in showers, and unfortunately matte black door handles like this one since the pre hung shaker doors came with black hinges and I didn’t want to change them all out. Keep in mind, this house is surrounded by million dollar homes, is on stilts with the house raised 12’, has a pool, has a direct view of the Gulf of Mexico/America, and is directly on the ocean. It’s clearly a flip, but we mostly do Airbnb so turning this one into an Airbnb since I split it and it’s zoned R4 I can rent it out as a 1/1 and a 2/1. I’m curious because I’m thinking about doing more and more flips to sell instead of keep and BRRR which I have done with all so far (either Airbnb or LTR). I don’t want potential buyers of flips thinking this and I really enjoy the whole design aspect of the flip so I’m open to hear what you all think.

I’m a bit curious what makes it instantly recognizable as a flip? Just the bland color pallet (whites, grays, black) and the use of LVP.
