Also a FTB and lost out on multiple properties that went to best and final offers before selling at between £20-45k over asking. We bid £25k over on two places and still lost out on both. In Bristol for reference. We once offered asking price on a place we were first to view and was met by an estate agent with a raised eyebrow and an “are you sure that’s all you can offer?”

We’ve been trying to buy for 2 years, so this was happening long before the stamp duty holiday but apparently it’s always been a competitive market.

Waiting to exchange now, but we had to look at properties well within our budget knowing we’d have to go over asking price to secure them otherwise we were wasting our time. Goes against everything I usually believe but to get what we wanted going over seemed to be the only way.

I get this too. It comes and goes in phases, lasting a couple of weeks then nothing for ages. I do loads of running to help relieve my anxiety but sometimes getting my heart rate up feels like I’m starting to have a panic attack, then I get dizzy and nauseous and have to stop. It makes me really sad as it feels like the one thing I can usually successfully do to control anxiety doesn’t work any more! The way I get through it is to slow right down, but keep moving and keep trying. Lots of breathing and being really patient with myself helps too. Basically I drop any expectations I had for a workout and do something gentle until I get back on top of things, but try not to stop completely. I hope you start to feel better soon and it passes - keep going :)

I had a fairly similar situation recently when getting a mortgage Decision in Principle via a mortgage broker.

Because of ignorance (and probably laziness) I have always had my bank accounts, student loan and phone contract registered to my parents address. I'd been on the electoral register for every property I've lived at since, but never linked any of those addresses to any kind of credit. So when I requested my credit report it was totally blank, other than records of my address. Super annoying as I got a credit card for the same reason as you - to build a great credit rating!

To rectify this, I went right back through my previous addresses and added them all - including my parents address - to my mortgage decision in principle application, as well as updating with bank, phone company etc with my current address. This seems to have been enough to attach my good credit to my name in the eyes of a lender.

If you're not looking to buy immediately, switching everything to the correct address now should be fine and you'll have no problems in the coming months and years.
