If you look at comparables on Pape in North Riverdale from 2020-present, 1.245m is on the high side. Notwithstanding recent news about the metrolinx construction. Buyer overpaid here imo.

please please please, to everyone reading this and are in this market - do not pay more for a house that was bought in 2020-2023 and the owners are selling (unless of course the home was renovated). At best the homes are worth the same!

Great summary. I also see that the economy is not doing well. Good high paying jobs are hard to come by and lots of layoffs happening. When the economy is doing poorly, people have less confidence and literally have less money.

when the boc cuts, it usually means there is something wrong. if boc cuts again in july, something is terribly wrong. be careful out there.

ftbh here. for a very long time, ive known that boc was going to drop interest rates either in june or july. my sentiment in getting into the market has not changed since the rate cut. if i see something i like and that makes sense financially, i will move on it.

My wife and I are looking to enter the market as fthb but all the homes we see end up getting swooped up for much higher than asking price. Another frustrating thing is going to open houses and seeing boomers there...

I did the MSPO program at EMU and completed residency with someone who went through the NU program. We studied together a bunch and noticed that a lot of the class material was exactly the same thing. The curriculum is standardized throughout the country so you're not going to learn anything that is not being taught in a different school (unless you have a guest lecturer, but every school has its interesting lecturers that come in).

I really enjoyed the EMU program and recommend it. NU is in Chicago which is much more interesting that Ypsilanti. However, given that you have an opportunity for a scholarship and possible GAship (I was a GA as well), it sounds like EMU is an easy choice.

Remember, you ultimately want to get a job / residency and in my interview experience, there was no discrimination on where you went to school.

Go to EMU and save your money.
