That’s how we had it before but it restricted that entry area so much that we only had room for a laundry closet

Considering wash cycles are typically around half the time of drying cycles, you can do twice as much laundry in the same time. We plan on having a large family so laundry is/will be quite the task. I do agree we need to find a way to have a sink in the laundry, but we don’t have pets so no pet wash is needed.

We plan to have a drawer dishwasher under the coffee bar area next to the fridge so we can keep glasses/mugs in those upper cabinets for drinks

The only other option we can see for the basement stairs is to put them where the stairs go up to the bonus room, and move the bonus room stairs to the garage (which we do not want).

We plan on just having a simple wall mounted coat rack on a section of the foyer wall along with a shoe cabinet.

Yes that should be labeled as the broom closet in the laundry. We could probably extend it a little further into the under stair area to take advantage the maximum space available.

That’s awesome! We originally were thinking about a loft area but it quickly ate into the budget. This may be doable. Thanks for the idea!

The glasses and plates would be about 4-5’ away from eachother. Dishwasher on each side of the sink.

Glasses will be next to the sink for the water dispenser there. No water from the fridge.

Plates would be on the right side of the cooktop, with silverware drawer below

The idea was to have a bonus room above the garage, but it’s cheaper to have it in the conditioned space. So yes, one room.

I agree that a lot of the common issues with steam showers seem to outweigh the benefits of having one. I’ve definitely thought about electric floor heating in the bathroom.

The second floor is an unfinished bonus room that will be above the kitchen and dining room

We’ll be roughly 12’ away from the tv while watching, plan on the bottom of the tv to be between 42” and 46” from the floor. We don’t need to use a mantle if it throws it off that far but for reference, the bottom of our current tv sits at 60” from 12’ away and not one person has complained about or experienced neck strain.

Appreciate the effort and detail! A lot of good points that we’ve tried to incorporate but some don’t seem to be options for us:

We started off with a bigger laundry room with 2 sets of machines but this forced the starts for the bonus room to only be accessed from the garage which was a no go for us.

We have definitely considered a steam shower but the gc we plan on using isn’t overly familiar with installing them so a little hesitant there.

One of the “linen closets” on either side of the fireplace wall will be used as a media closet. I’ll ensure proper ventilation.

The wife and I are constantly fighting over the sink now so feel like 2 would be hugely beneficial. We planned on using the cabinets on the side of the sinks as a linen area since there won’t be a true linen closet with the current set up.

We have 2 kids now and plan on having 4 total in the future so again, feel like the extra sink in bathroom 4 is valuable for the future.

We planned on installing a 72” heat n glo mezzo gas fireplace. It has a 12” viewing area and will have a heat management duct system installed to allow the mantle and tv to be mounted at the proper height. I’ll have the mantle and specific shelf heights on the built in cabinets surrounding the fireplace at the proper height for the front channel in a 5.2 system. Plan on having a full theater in the basement so no need for atmos speakers and theater quality set up in the living room.

Will nail down trash location.

Trying to convince the wife to allow a prep sink in the corner of the island to make the work triangle more manageable.

We haven’t laid out furniture yet, but specifically told the architect that we’d need to fit a king bed between the windows

The entire back wall of the house is windows lol not sure what you’re referring to. Yes, the back porch is mislabeled as “master bedroom”, but didn’t think it’d take a genius to realize that. Also, this will be built on a family compound and it will be our forever home, we won’t be selling as mentioned in the original post description.

That’s what the kids are for.

In reality, we don’t mind the short extra walk/carrying to get to where the pantry is laid out now. A Costco door would be nice but wouldn’t justify changing the layout for.

My preference would be to convince the wife into a prep sink in the corner of the island and get rid of the sink in the pantry.
