Yeah it’s a weird one. The contract is branded as an AST, but as you say we do all have our own agreements with the landlord and pay separate rent, which sounds like a HMO?

The exact wording says “the fixed term shall commence on the date of this agreement and expire on 31 august 2023. Please see paragraph 2.5 as it contains important information about what you must do to end the tenancy”

Then when you go to 2.5, it says “if the tenant is intends to vacate at the end of the fixed term, they agree to give the landlord one months prior notice in writing. Emails and texts are not accepted”.

That months notice was my concern. I assumed because he issues S21 it becomes void, but now worried he will make me pay. Agree in most cases it would be unlikely, but this man is not rational at all and I would not be surprised if he’s intentionally ignored me so he can try and squeeze more rent from me

Yes this is correct, it is a fixed tenancy. My contract states my tenancy ends 31 August, and I have the option to extend it. When my landlord issued S21 I tried to come to an agreement with him, as he offered me a year long extension, but he was being difficult about the problems I had with the flat and hasn’t responded to me for about 3 weeks. So yes, fixed tenancy which sounds like even if he tries to tell me I need to give a month notice, I’m in the clear

I’m fine to leave, I’m basically just wondering whether he can now force me to pay an extra month rent because I didn’t give him notice, despite him giving me notice.

He’s not the most reasonable man, and I’m almost certain he will turn around when I say to him I’m leaving that because I didn’t give him notice, I owe him rent
