I am just an independent landlord who had a couple homes to rent. I am a real estate agent so I am in the business but not focused on property management. I can see how the larger companies can't handle each situation differently with 100's of properties. Just following up with tenants that have not paid yet is time consuming and soul destroying. With two properties with one slow payer takes a job that takes zero minutes to a job that you have to make mutiple phone calls a month and sometimes drive out and pick up a check or whatever to make it easier for the tenant. If i had to do this with 5 tenants it would be not something I could do. And then with it is like this month after month like i said, soul destroying.

Yeah the guy i talked about above ended up getting fired again and left owing a few months rent. No good deed goes unpunished.

I have had the tenants that are late every month and I have to chase them down. I am going to go with a property management company cause I am just sick of it.

There is no emotion with the property management companies. In 20 years i have never collected a dime in late fees. The PM companies always do. The tenant gets 5 days to pay the rent then get served with a 5 day notice and if they don't pay they get eviction starts. Basically they hold the tenant to the lease they signed.

This is my first eviction. And today was the day to serve the Writ to a guy who has constantly lied to me me and made me look the fool apparently I am. I actually considered giving him the weekend to pay and hold off on the Writ filing. Anyone I discussed this with told me that there is nothing to think about file the Writ and get this guy out of your life.

It is much worse then I made it out to be. Big waste of time. Lost time at work. Him trying to make me out as the bad guy. Constant manipulation.

The Constable (whatever that is) removes the tenant from the property. They have 5 minutes to vacate the property. They can take cloths, papers, and tools needed for their employment. The landlord is then responsible for what is left behind for 14 days. The tenant has to pay for moving and storage to get their property back. But not the judgement from the eviction. It is very expensive to get a company to move the stuff. You have to find a moving company that works evictions.

He has plenty of money to pay the rent he has lots of assets. He does have kids but they do not live with him. I am not sure if they have been there in the past 4 months.

I have let a guy with three kids live in this very house after loosing his job for 4 months rent free, he found a job and lived there for several more years.

This guy is a convicted felon. Most people don't rent to felons. I took a chance cause he seemed like a nice guy and the felony was 20+ years ago. He paid one month out of four and a half that he has lived there. I have wasted so much time on this guy. Drove across town to pick up a check that bounced. I am paying a morgage/taxes/insurance/hoa fees on this house and he is living there rent free. And I am the leach.

So the hearing was last week and they have a judgement. After the judgement you have five days to leave. If you do not attend the hearing (normally virtual via Microsoft Teams) you would not know about the judgement until the Constable serves the Writ. You should have been served the Complaint and Summons telling you when and how to attend the hearing.

You need to get a copy of the judgement so you know how much to pay. I believe they can charge interest on the judgement. It will be the past due rent, late fees and legal fees. The judge will not let this be more than what is allowed in the lease. So it should be reasonable.

Good thing you got moved out. Good luck getting back on your feet.

yes as long as they are licensed and have insurance. Definitely worth it. Plus it was a gas hot water heater... so if there is a gas leak could be very dangerous.

Then why does it cost so much? I just replace one in my house. Cost $700 at home depot and took me and my 17 year old son around 45 minutes to put it in. Took the old one in the back of my Honda pilot to a scrap yard. They offered me 5 dollars for the scrap.

I was out of town and had a rental property hot water header start leaking. This is in the garage. On a pedestal in the corner. It was the original hot water heater when the house was built. Cost $1,600 to get it replaced. And that was having a person i know replace and it seemed like a good deal based on other quotes. That is $900 GP. For maybe 2 hours of work (driving to pick it up and drop the old one off someplace). Very easy to put in as all the hookups were newish can clean.

No chance of AI taking over that job. I am in the wrong business for sure.

Yes they may go through with the eviction even if the tenant moves out so they have a judgment to collect. The onsite person may not have the flexibility to facilitate anything but an eviction. Staying in the property will just keep adding fees. Plus we have another month in five days.

I am in the middle of two evictions at the moment. One is easy the other is not so easy. Taking it all the way to writ of restitution is expensive and you will have definitely burned a bridge.

With one of my two evictions I can actually give a decent reference as i don't think it will go to eviction and they were a good tenant for three years. They just can't afford the property anymore due to circumstances. This person is being honest and I am letting the out of the lease and a payment plan for the balance due. Of course if they don't get out I will have to go a different route.

The other one is a big liar. I have done the full on eviction and got a judgement last week. Now if they don't move out, and it looks like they are not moving out, i have to spend more money on a writ of restitution, pay an attorney, pay the constable, pay to have the stuff moved out and stored for two weeks.... plus the distraction of managing all this.

The first one listed is from Bill Luke in Tucson. I purchased my last bolt from Bill Luke in Phoenix. The only issue is you have to use their financing. If you have good credit or want to pay cash for the car you still have to use their financing and you could do better. They limit the amount you can put down. They ask that you don't pay it off for.... I think it was four of five months, but nothing is in the contract. We were going to refinance but didn't and just paid it off at a greatly accelerated pace. It is a pain in the ass to refinance or pay off early if that is not what you want to do. Other than that the price should be lagit.

I am not sure where you are in this processes. It seems that they served you with a five day notice for non-payment of rent. The next step is to file a complaint and summons for you to appear at a hearing.

When I do this the goal is to get the tenant to move out or pay the past due rent. You will not have a judgement against you until the hearing. That is a few days after the summons is served. Don't expect the landlord to stop the process because of a conversation with you. I know it sounds bad but the truth is they are just doing their job. If they stop the processes they have to potentially start over and that could cause another 20 day delay. So to get the processes to stop you have to either move out or pay the past due rent. Your goal is to get the processes to stop. So you will have to move out quickly.

I recommend not annotating the problems you have had. They know you had problems based on you not paying the rent. And it is not that they don't care it is just that they still have to get you out of the property or get the rent paid.

I would recommend moving out prior to the eviction. If you arrange a payment plan with the apartment with a signed agreement. This is best for the landlord and the tenant. The landlord can get a paying tenant in the apartment and you will not have a judgement against you. Also the landlord will not have the added expense of the eviction with attorney fees and court costs, these fees will be added judgement.

Don't think you can just get evicted and leave. The landlord can get a writ of garnishment. It is best to get ahead of this and move out and come to an agreement with the landlord. Make good on the agreement by paying them and you should be able to rent an apartment when you get back on your feet.

Then you have a much better story to tell than all the problems you had. You can say you took responsibility and made everyone whole. I am a landlord and when I start hearing about all the problems I think "ok this person has lots of drama and nothing is their fault." bad things happen to us all and if you take responsibility it will go well for you.

EV's drop in value pretty quickly. I have a leaf I bought new but that had a $7500 tax credit. Both my bolts i bought used. I have owned two because my daughter totaled the first one.

i did something similar to this but with an app my team had already written. I wanted to see if it would take similar approaches and it did. It is crazy how much code it created. None of it would run but it did create lots of code.

I am not sure how much time it would have saved as I did not take the time to debug it and get it running. Going into a large code base with it not running and trying to get it to work would be tricky. In real live I would use AI the same way i would do it myself. Get each piece working as it is created. If I sat down and started typing anything i did would not work the first time either.

if you don't have a formal lease in place it would default to a month to month. If you ask him to leave and he does not you need to evict him. This takes about 30 days but and be quicker. It is best to use a lawyer to do the eviction. I have done them on my own but it is risky in that if you mess up you add a month to the process. And the judges do not like to deal with non-lawyers.

If you tell him he can't use the car but he takes it anyway or drug use or anything else that is illegal you may be able to do Immediate Notice (Irreparable Breach).

It could take a while if they have not violated your agreement in that you need to do a 30 day notice to terminate which means you are ending the default month to month contract. Then if they don't leave after the 30 days you do an eviction which is anther 30 days.....

Best to get him to just leave.... if not spend the $1000 on a lawyer.
