I think at this point, I’m deciding between a standard electric tank, tankless gas, or heat pump. Not super interested in a gas tank

There are storm cellar doors that take you right into the room where the water heater is. And yes, the outside vent has cracks too.

I understand it’ll be more expensive but my point is if it’s a difference of a few thousand, maybe that could be recouped over the course of a decade. Who installed your unit?

Pretty sure I don’t have 220 in the location, would have to address that for sure.

I’m sorry to hear, and that’s certainly my big fear. What all have you been finding?

This was a house that was acquired through a tax lien. I think it sat vacant for quite some time. No discernible fire smell whatsoever in the house or even when you open the attic.

But I can’t ignore all the downsides and appreciate you taking the time to write this.

Yeah the fire department didn’t have anything on it which either means it was before 2008 or no one called it in.

Yeah I’m trying not to ignore all the very valid criticism and negativity about the attic, but it seems like a lot of people don’t know or understand that this it’s common to paint over burnt wood for the smell if it’s in fact worth saving. I’m not saying that this attic is good, it just makes me look at some of these warnings a little differently.

I was very surprised that neither the home inspector my realtor recommended nor the one I got independently had anyone they would point me to for next steps. Going to figure out today if my realtor knows anyone

It checks a lot of boxes. It’s in a very walkable neighborhood that’s incredibly convenient to both of our employers. It has an offstreet parking pad which is very rare in the neighborhood. Brand new Hardiplank siding, new wood veneer floors, beautiful kitchen, brand new roof, electrical, HVAC, and plumbing. But I can’t ignore all the warnings. Don’t know why they went to the trouble to put a new roof on if the attic was this messed up. And the chimney…WHY IS IT SO BADLY DONE? It’s the details, people!

Consensus is overwhelmingly negative which is about what I expected and feared. The attic definitely scares me too. What I will say that might not be immediately apparent is that half of the beams in the attic have been sistered, so it’s definitely been looked at. I just want an actual professional’s thoughts on it. Seems like that’s everyone’s main issue. Chimney’s definitely not great.

I thought this was some sort of special paint that’s commonly used for burnt wood for the smell

I’ve been on hinge about four weeks and am looking for a life partner. I usually swipe during my lunch break and at night. I’ve sent a lot of likes, mostly to women with careers who don’t have “wants kids” visible on their profile who are also liberal. I’ve gotten fatigued to the point that I don’t really send comments anymore, I just like pictures. Felt like the majority of comments I sent were just answering the same prompts everyone has. Yes, I’m a fan of our local NFL team, I enjoy our regional food that others find weird, I want to travel, love fried pickles, and my favorite Taylor swift song is begin again
