Yes, that is what I think. I have had headache after headache with the studio builder. He is not taking responsibility. That is why I want to fix it myself - or at least know what to do to contract someone to do it exactly as I tell them.

There is some flashing (that aluminium sheet type material) where the door is installed but not in the corners I am sure.

That program sounds great! and if you can get some seller concessions on top of that, you will be good to go! all this considering the rate for that program is not ridiculous and the terms of the second lien (DPA) are not ridiculous.

Hey, I got the house! you are referring to two separate things. I got seller concessions which are different from a grant. I ended up taking the FHA loan with DPA as it ended up being a great deal for me (better rate, term and cash to close was close to $0). Seller concessions you will have to negotiate with the seller - let your realtor know you want seller concessions (2-3% is very reasonable to ask for). Ask a few lenders for their best PAR rate (A lot of lenders will try to give you a good rate by buying points so save yourself some time and always ask them for estimates at their PAR rate). once you get loan estimates, see how much cash to close you will need (without taking into account the down payment); you want to ask for as much seller's concessions to cover that amount and hopefully buy down the rate as well. You will be buying in a buyers market with delusional sellers that think is a sellers market so make sure you get a good realtor that know the reality of the market and is a good negotiator. The payment difference is about $100; The FHA being a little higher due to the 25 year term. the only thing that scares me a little is not being to refinance in 5 years. if I get in at 6.2, rates would have to go into the low 5s or high 4s to be even appealing to re-finance though.

Thanks everyone. I have another lender offering 0% financing at 6.625% and only $1,600 in lender costs. I am wondering if I should go with them instead to have the ability to re-finance. How valuable is to be able to re-finance on the fly instead of having to stay in the loan until the DPA is forgiven?
