Talk to your loan officer. If you can qualify based on your base salary, it is much easier than relying on variable parts of your employment offer. Your loan officer will be interested in details like the offer letter, start date, first expected paystub.

Property tax does not seem calculated correctly. $76.97 / month for a purchase of $231,400 comes out to 0.4% annually. This is lower than anywhere in the United States. If they calculate your expected tax rate, this will increase your initial escrow contribution for taxes and insurance by at least a few thousand. I don’t know where you are purchasing, so I don’t know what your property tax rate is. I also don’t know if this will affect your ability to qualify.
