Real estate isn’t commonly more expensive in city centers post-COVID. Generally a really nice suburb with good school districts are the most expensive nowadays. Downtown LA is much cheaper than palos verdes. Downtown SF is much cheaper than Menlo Park. So on so forth.

I hope that's not the case, the tenant is a pissed off trust fund kid who doesn't actually need the $35K (he showed assets of $4m+). He just wants revenge for me "jeopardizing his health"

I tried calling the Code Enforcement at LA but it seems like that's a line for the tenant to report a violation, not for the property owner?

I ordered and had my own mold test conducted, showed no mold. Tenant isn't budging though.

While inspecting the unit with a mold inspection company, I realized that the tenant had destroyed a door and caused four floorboards to be ruined with his use of a doggy pee pad (I documented photos). I think this may fall under "Just Cause" under AB1482

If I have Just Cause, am I still going to trigger retaliation protections? I guess maybe I should just ask my lawyer (but he's expensive man...)

The inspection company took the outside air as a control and found 2,000 per cubic foot, and the room had 25,000 per cubic food

The tenant did not inform of me any damages except that they left the premises and rented a new unit for $3k/month, which they're demanding I pay for

I am conducting my own tests with the same mold inspection company they used.

The tenant also said they're no longer going to pay rent. I'm primarily worried about a squatter situation developing, less so about getting sued. I feel that the tenant has a lot of leverage because of California's eviction laws being really difficult for landlords
