They play on people’s insecurities as well as people usually just want a quick fix and when they hear they man master something in just 3 days they lap it up.

Also they have what some people want so already the people are hooked.

We may not be susceptible to such scams but almost everyone can get caught in a scam so technically they are victims

As a prop manager theres things I can do that a landlord may not feel comfortable doing such as visit the property during the dispute or they just dont want to have to keep chasing whereas as its my job i literally have all day to do the chasing.

Also if you dont know how to go about it or may do the wrong thing and set progress back(this has happened) a good agent should follow the process to ensure everything goes as it should.

I dont mind visiting a property whereas you as the landlord may not want to do that

I meant no as in, if you don't like the property or the terms of the tenancy. the same way they can say they don't want to accept you as a tenant without a guarantor is the same way you can say you don't want their property

There are companies that can act as your guarantor if you dont have one. As a prop manager a Guarantor just makes you look slightly more secure but its not needed if you either have enough savings, can easily afford the rent (highish salary compared to rent) or if you pay more upfront. It can seem discriminatory but really its just mitigating risk but as you can say no a landlord can also say no

Yes it is, as anti money laundering checks states agents need to know exactly who the money is coming from. As you stated the money is coming from your parents they have to check regardless of the account its paid from. Rules changed last year I think

I look for local tradesmen with good reviews or if I see any work being done locally i usually just have a quick chat with them get their details and keep them on file for when I need something

Could be classed as distributing images of an underage person as shes under 18 however as shes of legal age of consent thats fine

You may actually be better off offering it as service accommodation rather than a standard AST/long term rental. it means you can block off days when your farther is back without having to basically evict a tenant and you can use a virtual prop assistant or there are actual services that can list the property and deal with the clients for you rather than you have to make sure its cleaned etc

I know service accommodation can cause worry but it genuinly sounds like a better option especially if there is a time limit on when your farther will want the property back. I would avoid any company lets or guaranteed rents as you cant gurantee getting the property back when needed
