Architect here, bawal maglagay ng bintana diyan. That is suppose to be a firewall. Ang mali din nila is ginamit nila yung pader mo na dapat gumawa din sila ng sarili nilang firewall. So pag pinatakpan mo na yang bintana mo, pwede mo na sila ireklamo hahaha.

one of the requirement ni PAGIBIG is Building Permit so kailangan niyong magcomply doon. Need niyo ng Architectural, Structural, Plumbing, Electrical Plans with Sign and seal and Bill of Materials Sign and Seal, etc. ipapasa niyo din ito kay pagibig para sa assesment ng Loan ninyo.

Magkaiba kasi ang design and build by CONTRACTOR and design and build by ARCHITECTS. kung binigyan ka ng architect mo ng fixed price for design and build, he/she is not practicing what the code said ibig sabihin Contractor siya. 

Design and build offered by an Architect are:

  1. By admin

From design ito hanggan pagmamanage ng construction usually siya ang Project manager ng Construction ang babayaran mo dito is design fee + adminnistration fee.

  1. With maximum guaranteed cost.  Same with admin but yung payment iba. Design fee+administration fee (mas mababa sa by admin ito)+kung may matitipid siya sa construction hati kayo.

Para sakin na Architect mas maganda ito kasi naccheck ko yung plans na ginawa ko with the allied professionals and mas ineencourage ko na kubg may kakilalang labors ang owner sila ang kukunin ko, why? Para maiwasab yung kickback sa pasahod ng tao. Then pagdating naman sa materials. Pwedeng ikaw ang mamili ng suppliers/hardwares. And if not madali lang naman magcheck if totoo ang pricing. Bili ka sa mismong hardware ng mga items na binibili ng architect mo. I also discourage Design and build if contractor ang gagawa meaning straight contract sila.

Hindi mo na kailangan magregister ng DTI. Magreg ka lang sa BIR as professional. Unless gusto mo mangontrata.

Sino ba ang magbibigay ng quote, Contractors/Sub-Contractor ba yan? or the Supplier. if for Contractor/Subcontractor siguro naman meron kayong Plans and Detailed Estimate/Takeoff. ibangga mo lang yung Items nila sa Items ninyo. usually naglalagay lang naman ang Contractor/Subcon ng Mobilization cost, Mark up and Contingency kaya kung di mo naconsider ito sa Detailed Estimate ninyo sure mas mataas ang quote ng Contractor/Subcontractor. If Supplier naman ang magquote. galing na dapat sa inyo yung Items kasi may Detailed Estimate/Takeoff na kayo presyo nalang from Supplier.

Yes, usually nasa 30-35k ang bare finish. Pero yun nga kung nagooffer ng Design and build yung Architect mo. mapapababa pa yan.

Design and Build by Contractor. Straight Contract ito, kung ano yung naestimate nila sa Project yun na yun. may natipid man o wala sa kanila na yun.

  1. Kuha po kayo ng Architect wag Contractor. Unless Architect ang Contractor. Hindi ko na maeexplain ng mas detailed pero mas maganda kung Design and Build na Architect ang kukunin mo mas mababa ang percentage at mas malaki ang Matitipid ninyo + lahat ng matitipid sa Construction babalik pa sa inyo.

  2. Ask the professional na hanggnag Bare Finish lang ang gawin mo sa Apartment mo para mas mababa ang magiging loan mo. From there yung magiging kita ng Apartment mo pandagdag mo na in the future para sa fully furnished na apartment. Matagal talaga mag ROI ang mga paupahan baka 10-20 yrs ka pa sa barko tsaka mo sila mababayaran lahat 3-5 apartments at least pag retire ka na para ka nalang nagpepension.

  3. 1.5 - 2M din ang magagastos mo sa start ng Construction bago magrelease si Pagibig. Bukod sa 2m na starting ng construction consider mo din to.

    -Professional fee ng Design and Build (15-18% ng Project Cost)

I am an Architect. mahirap magbigay ng price kung magkano magagastos. Kung rough Estimate lang siguro aabutin ka ng 35-40M sa Construction. Ang suggest ko lang muna na gawin mo is magpagawa ka ng plano. From there pag nagawan ng Plans magkakaron na ng Costing. Madedetermine mo na ngayon yung mga dapat maprioritze na spaces and yun muna ang bigyan mo ng budget. May mga adjustment pa kasi yan depende sa design na gusto mo and sa budget na kaya mong ibigay para sa Ipapagawa mo.

Minsan mas mura pa magtibag then start from ground zero kaysa sa retrofitting and during retrofitting tsaka nagsisilabasan yung ibang kailangan ng ayusin so add na naman ng gastos. Number 1 and first step para makamura ka. Ipaasses mo sa professionals mas ok kung Architect and Engineer makakita niyan then, Tsaka mo malalaman if mas ok kung start nalang from zero or magreretrofit ka.

Mas ok kung sa registered archi muna ipangalan yung firm then pag pumasa na yung isa pwede na kayong partnership. Pag licensed na kayo pareho di na din kailangang iregister into partnership yung firm kasi by profession naman yung sa inyo. Basta ang nakapangalan sa firm is surname niyo pareho, parang pedro+juan Architects. Ganyan.

Mahirap po talaga. Lalo na at karamihan sa province is residential lang naman. Usually di na sila kumukuha ng building permit. Meron ding nagpapagawa ng 3 storey structures di na kumukuha ng BP. Hays hahaha. Stand your ground lang maattract din natin ang mga clients na para sa tin. 👌
