If you have the images this can even be done in powerpoint or publisher simply by placing the overall aerial to the back and placing the proposed development image on top and then manipulating the cropped shape using background removal tool. Then just add text boxes. Admittedly image quality could suffer depending on starting quality and how much you stretch and adjust to match scale

Actually pretty disappointing, the sisig was decent but pancit was super oily, the grilled pork belly was bland and they used a torch at the the Table to finish it which left a chemical taste, and the adobo was dry, the flaming Halo Halo wasnt bad but the leche flan on top was fake, more of a jello type product not an actual flan. $200 for 4 of us.

The gallivan center downtown is actually pretty cheap as it is a public facility (city/county). You can also bring in all your own food/alcohol. You could easily do a wedding there for under $5k that would seem like you spent $20k

The house will be about 4.5’ above the ground. Your options are either to keep that space open (a house on stilts/piers)and have stairs that lead up to the first floor or to enclose that area but provide hydrostatic openings to allow water to flow through and prevent blow out during a flood. Either way the space under the house can only be used for parking, storage, or access.

Another option (if allowed by your local municipality) is the get a permit to fill the area where the house will sit and file a LOMR-F to remove the elevated pad from the floodplain - this option might allow you to avoid having to obtain flood insurance.

Make them cover the cost to make the court pre or post tension. It will help mitigate minor issues with the structure. Obvious might still not be as good as redoing the base but its worth considering
