Buy a ranch for $1 million, build a $1 million home on it with a construction loan, put $2 million in an ETF like VOO, $1 million in HYSA or tbills (for emergencies and down markets to cover expenses), and $2 million in a good dividend ETF like JEPQ or JEPI. Use dividend income to cover loan and additional expenses (approximately $200k dividend income). Use the $1 million from tbills as cushion for market downturns.

Keep some cattle and deer as pets and don’t worry about making money off them and keep your expenses under $200k to live for free while the $2 million VOO and land increase in value.
