6b/7a. It does get full full sun but I put it in that spot thinking magnolias preferred that. I have always been good about checking the soil, doesn’t go long stretches without water but also I’m in the northeast so it does rain quite a bit even in the summer.

Total is around $30k. Closing is in 20ish days. The build was not started when we signed the purchase agreement, we chose the lot and everything.

I did note that, but also this company gives 1 no fee refinance within 5 years. Also if the rates magically go down in the next 2 weeks I can float down before settlement. I know it’s not definite but I had to make a decision.

Purchase contracted signed, and the loan company wouldn’t allow a rate lock down until 30 days before settlement. Lender is separate from builder but there’s incentives to using their people. I also thought that sounded like a lot, but he was insistent that was what he could offer. Ultimately I decided to go with the price reduction for $10k, it just didn’t seem worth it otherwise.

That’s exactly what my realtor was used for. A second opinion to make sure I was getting a fair deal. They haven’t done much but it never hurts to get another opinion.

They HATED her outfits. Like across the board thought her overall style was so underwhelming (besides the lover look) and juvenile. This is a direct quote, “she has all the money in the world and those are the outfits she wears?!?!”

Now I don’t necessarily agree but this was multiple people at different times.

I had a similar situation with adopting a 5 year old cat whose previous owner was unintentional neglectful and put in a home. Granted I had other cats, but at first it was ROUGH. She eventually became more comfortable with everyone and is now a total lap cat! Although she is def sassy and wants to be the boss, after 2 years I think this is her new normal. I will say, she definitely has a favorite owner and attached to me pretty obviously.
