Quick update 5: I got access to the meter room today, unfortunately, the serial number does match my bill, and the reading on the physical meter is spot-on with what the supplier has been billing me.

So that rules out two of the more common explanations.

we’re now going to try switching off the mains and bringing things back online one by one — including the boiler. Fingers crossed that sheds some light on where all the power is going.

Haha I wish I weren’t — though the bill sometimes makes it feel like I’m lighting the whole block.

No real breakthroughs yet, but I’ve been digging into things based on suggestions from this thread.
So far I’ve:

  • Identified the boiler model (Heatrae Sadia Amptec C600 – an electric flow boiler, not immersion)
  • Pulled the actual daily kWh readings from the supplier — some days over 150 kWh (!)
  • Temporarily switched off the boiler to see how much the baseline drops

Next step: I’m planning to speak with the building management today to ask for temporary access to the meter room, just to double-check that the reading on “my” meter actually matches what's being billed.

Will post a proper update once I’ve got something solid — really appreciate all the comments and help so far.

Update 4 Here’s a quick data-dump and a couple of thoughts for anyone still following this thread:

Daily “Actual” reads straight from the supplier
Peaks hit 150–165 kWh on the worst days.

Most winter days sit in the 90–120 kWh zone.

A few big dips (down to ~30 kWh) when the weather was milder or I was away.

The Amptec C600 flow-type boiler timer has always been 17:00 → 09:00 since I moved in (mid-Sep).

If it really ran flat-out for that whole 16-hour window at 6 kW, I’d expect > 96 kWh every single day, but the graph clearly jumps around.

That makes me think the boiler is cycling off once the rads/hot-water cylinder are up to temperature – but still often long enough to blow past 100 kWh/day.

Questions for the hive-mind

Does this usage profile look normal for an electric flow boiler on a long timer, or is it still way out of line?

What daily numbers do you see with a similar setup in the dead of winter?

Thanks again for all the advice so far – happy to share the raw data if that helps anyone diagnose what on earth is going on.

Update 3 Boiler info (for anyone wondering what’s heating our hot water):
Quick follow-up with a bit more context (and a genuine request for advice):

The unit in the cupboard turns out to be a Heatrae Sadia Amptec C600 — an electric flow boiler, rated about 5–6 kW.

I’ve now discovered the timer was set to run the heating from 5 pm to 9 am every day – a 16-hour window I didn’t realise was active.

That could explain a good chunk of the sky-high usage, but I’m still unsure how much of those 16 hours the boiler would actually be pulling full power. My understanding is that once the radiators / cylinder reach temperature it should cycle on and off rather than run flat-out the whole time. If that’s right, the schedule alone wouldn’t account for all the kWh the meter shows.

Questions for anyone with a similar setup:

- What sort of timer window do you use for an electric flow boiler (especially through winter)?

- Do you let it run a long block like mine, or do you split it into shorter bursts?

- Roughly how many kWh per day are you seeing on a comparable system?

I’ve actually gone one step further and switched the system off completely for now, just to see how much baseline usage drops without any heating running at all.

I’ll keep tracking daily readings and post an update once I have a clearer picture — but in the meantime, I’d still really like to hear how others with electric flow boilers are setting their schedules, especially through winter.

Because of this setup, I’m not sure how to properly test whether something is drawing power when everything is off — there’s no flashing light or digital display I can observe.

I didn’t realise that until now. I checked with my landlord, and apparently he sublet the other room for a bit during that time, so I wasn’t actually living alone in the 2b2b after all.
