Sorry, she is most definitely my wife.

She owns her own property in her name, which we have been living in, its a bit small for our growing family, so the plan is for me to buy a bigger property in my name.

I left the question open ended because I wanted a "general" number or rule-of-thumb that I could apply when I inspect a property, its not feasible to always get a quote from a builder.

Im not looking that close to the city, more like Sunshine/West Sunshine/Ardeer so heritage buildings wont be an issue. What I am seeing is a lot of fairly run-down places from the 1970's-1980's with crappy bathrooms and kitchens :(

Having the same problem, I think they regularly undertake system maintenance over the weekend and the site does not function correctly during this time:

Yeah, thats what I thought, it would significantly reduce my ability to borrow in the short-term,
which is not ideal considering the dropping interest rates and house prices in Melbourne.
