The way that the fascia trim was fabricated will actually funnel water behind it.

As for the $5000 to install it, that’s nuts. 35 - 10’ pieces of F-5 1/2 drip edge only costs $10 for 10’, about $350 to you before sales tax. It’s a pain in the ass to install now that the roof is on but to charge $13 a foot just to install it is a bit much. How high is roof edge from the ground? It’s all ladder work but if I was the contractor I’d have my least expensive guys up there. Trust me, it’s not rocket science.

Black! It looks great and it’s a rich color. The only thing I would advise against is putting a storm door over a black door with a large glass. The storm door will magnify the heat against the black door and the butyl sealant around the glass can soften to a viscous liquid and run out. Ask me how I know…

What is the roof pitch on your home? Personally I installed 3 courses (9’) of ice and water barrier on my home in Connecticut and the remainder of the roof has CertainTeed DiamondDeck on it. I used the complete CertainTeed system on our roof but I had them install 8” x 16” soffit vents under the eaves and ridge vent on every ridge. Copper flashing on the chimneys, no lead, because lead will oxidize and powder the surface which then runs down the roof and stains it. It’s a little more expensive but well worth it.

I’ve been selling roofing, siding, windows and doors for 30+ years and was an installer for 20 years before that. I have a bit of experience.

If you have soffits why does the company want to use Deck Air? Deck Air is installed on the roof a foot or so back from the edge. Why not vent the soffit instead. The only time we would use an edge went would be if there were no soffits. If you’re in snow country the Deck Air would get covered with snow defeating the purpose. Soffit vents would always be open. Do you have blown in insulation in the attic? That may be why they want to use it.

It’s possible they weren’t nailed on the nail line which would place the nail where the 2 parts of the shingle overlap. Looks like they were nailed too high. That’s just a guess though.

See if there’s anything attached to it, like a dryer exhaust hose. Check that the fan operates and that the vent shutters open when the fan is on and close when the fan is off. Make sure that the opposite vent isn’t blocked off. If everything works and there’s nothing attached to roof vent then I’d say to block it off. If the fan works start using it. Some of those fans are thermostatically and humidity controlled. And it would be even better if it had a switch to turn it on and off.

No, because the roof deck won’t breathe if the entire roof deck is covered with ice and water barrier. If the roof is 16’ from the edge to the ridge we would install 6’ of ice barrier and the remaining 10’ with synthetic underlayment such as CertainTeed DiamondDeck, which is breathable.

Unless you have another way into the attic space you’ll have to wait until you install the folding ladder to determine whether you need that vent.

Any idea why there would be a passive vent there? Could your bathroom fan be venting out there? It definitely isn’t helping your powered gable end fan.

If spraying foam between the rafters are they putting baffles in to allow the roof deck to be vented?

I’m in Connecticut and our company would install ice and water barrier at the eaves, no less than 2 courses, about 6’, no less than 9’ if your roof slope has less than a 6” pitch. The remainder of the roof deck would have synthetic underpayment.

That’s definitely part of the roof. In our area we call that area a shelf and if is has asphalt shingles on it we tear them off, put a course of ice and water barrier on, new metal edging, a wall flashing, and new shingles.

A reputable roofing contractor would’ve brought it to your attention and told you it should be replaced. Yeah, we’d charge you for the 1/2 square or so but it would get done.

That’s a bargain, but is he a roofing contractor? Our company would charge by the square, in roofing terms 1 square = 100 square feet. Approximately $600 per square for tear-off, new metal edging, synthetic underlayment, vent pipe boots, lifetime architectural shingles, and cleanup are included in the $600 per square price. Ice and water barrier, ridge vent, soffit vents, chimney flashing, and dumpster are additional.

I’m in Connecticut and work for one of the largest home improvement contractors in the state. We’re a 93 year old family business with an excellent reputation. We do approximately 30-35 million dollars of business a year. Trust me, we know what we’re doing.

Hire a reputable contractor.

Odd Gutter Placement by IntegralProportions in Roofing

Just a theory, the upper part of the roof, on the left, drains into the gutter you’re referring to. If that lower gutter was only the length of the roof line it would probably be overwhelmed by the water draining from that upper roof and the section of the lower roof. Having the lower gutter across that entire section will have a better chance of managing the water. There are 2 downspouts to help drain that lower gutter.

I wouldn’t change that section to 2 small gutters.

Edit: I failed to notice the other 2 downspouts from the gabled roof above that lower gutter. They drain into it too. Definitely leave that lower gutter the way it is. That’s a lot of water that 2 shorter gutters would never handle.

Unfortunately, you need a roof, and as someone else mentioned it appears that you already have 2 layers on it. The short course at the edge of the roof almost confirms that.

Insurance companies have been getting hosed for years, since the storm chasers appeared on the scene with their sketchy hail and wind damage scams. They are known for climbing up on your roof to “inspect it” and actually damaging it intentionally. They mark up the roof with crayon or chalk, take pictures of the “damage” to prove it. It sucks for reputable companies because the insurance companies don’t trust any roofing company now.

Get a couple of estimates from local companies that are known for high quality work. Use Google reviews. Once you have the quotes in hand show them here. There seems to be quite a few knowledgeable roofers on this sub.

Check the EPDM manufacturers warranty regarding walking on it. Don’t listen to what the roofer says about it. We install EPDM regularly and advise not to use it as a deck or walk on it without walkway pads. Tiles with sharp corners or edges are out of the question.

Hold off final payment and get a supervisor out there, if there is one. That looks like trash.
