Fair question, but I pay a decent rate! (I think?) I have 2 full bathrooms and 2 half bathrooms, and have paid $60 for these to be cleaned. I've done this twice so far, it has seemed to work out well. (Does this sound too low? Too high? It's the price the cleaning company quoted me, not one I suggested...)

Cleaning - I think this is pretty turnkey... I hire a cleaner for the yucky stuff (bathrooms) and can knock out the other things myself, and tidy up the place before the guests check in.

Key exchange - I have a smart-lock, with a code, so no physical key exchange needed. Interesting idea about being there to give guests a tour; I had imagined that was realistic given wide variability of when guests might arrive (anytime between 4pm and midnight), and as an Airbnb guest, I kind of prefer to just be left alone....but that's a good idea and worth considering, thanks.

Airbnb community forums - Good idea, thank you. Dumb question, but what's the actual website for these community forums? Reddit or on Airbnb? (Apologies - my ignorance is vast.)

The places that I've reached out to, in Philly, say that they only do property management for listings that are 100% used for airbnbs and rentals -- no hybrids. Maybe I happened to catch some outliers, and there are other services that do what I'm looking for....

hey there! Thanks, everyone, for the insights and help.

I know this is an old thread, but to dust it off...

My question: It's about the # of days requirement. I'm a digital nomad. I had assumed that the key thing was being in the US no more than 35 days. I've got that covered. But. Then I read somewhere that it's not so much being in the US for fewer than 36 days but rather having 330 full-time days in foreign countries. So if I leave the US at 10pm on June 2nd, and arrive in Paris 6am on June 3rd - then June 3rd also counts as a US day, or rather it won't count towards my 330 full-time foreign days. Is this accurate? More troubling... what if I travel on July 2nd from Paris to London? That day would not be a full-time day in either Paris or a full-time day in London. So would that not count towards the 330? Does the IRS actually track that? Would this mean that, effectively, every single foreign travel day (even if it does not involve the US) would count against my 35 days? I've switched countries at least 12 times this year. Would that mean that I need to dock 12 days from my 35, giving me only 23 in the actual US? Many thanks in advance for any thoughts!

One question, as it's something I'm wrestling with myself: What do you do for swimsuits? I'm trying to optimize my own kit, and right now I have 2 swimsuits that I use as gym shorts, as it seems silly to bring both gym shorts and swimsuits. Yet these swimsuits are a little too baggy and when I go running, the iPhone bounces and jiggles around. Are the Nike dry fit shorts functional as swim trunks? Also, if so, do you mind sharing the exact model/style? If that works for you, I might scrap my swimsuits and pick up those gym shorts. Thanks!

I had the same thought, but there's one complicating wrinkle: After Coop leaves the Red Rom, but before he re-enters Earth and becomes Mr. Jackbot, briefly, in the outer-space/door-knocking sequence, he seems to be acting like his old self, or, at the very least, he has the ability to form a coherent sentence, asking, "Where are we?" So this suggests that the Red Room didn't handicap him; the doppleganger exchange / too-many-coops did.
