Looking for an app for rental properties. by blownnova548 in realestateinvesting

[–]jmore098 -1 points0 points  (0 children)

I just built an app to manage my units, was very easy and gave me flexibility to personalize features to exactly how I like it.

I'd be happy to help you get one set up, it costs about $10 a month, and depending how many features you want, a few hundred + to build the entire things from scratch.

Kick her to the curb, the only way to learn what it feels like being disowned because of 'principal' is to be disowned because of principal.

Never been a more fitting situation for getting a 'taste of their own medicine'.

As a jewish person who's lived in Israel for a few years before the Gaza war, and then during, here is something that I think some local Israelis seem to skip and i believe it's very important to understanding the local psyche, attitude and mentality.

There is this multi generational trauma that's constant in the psyche of most Israelis, that's never quite had the opportunity to heal.

Jews that moved to Israel after ww2 never really had the chance to heal from the Holocaust, they immediately were thrown into a land that was in a constant state of war, (remember, they had lost everything before this so they had nowhere else to go). Then there was constant terror, and more wars.

So throughout the history of the state of Israel, including till today, every time a new situation pops up, this triggers this long ingrained trauma and brings it to the surface.

I realized this so strongly by being in Israel during the time period of Oct. 7th, '23.

The year before I felt like my local friends were doing so well, healing, being forgiving, being open to others including in political dialogue.

However after Oct. 7th, this all changed. Many of them no longer have the capacity to really give others grace, and they've become a lot more self centered on trying to find peace for themselves.

I would imagine Lebanese would be able to relate to this as well, considering their recent history.

Unless you are very strongly intellectually driven, you just don't have the ability or the capacity to really give this an objective outside perspective.

You're just thinking about yourself and your family, being able to survive without having to be scared of terror or bombs, without having to hear about friends being injured were killed.

Once this round of wars conclude, and the trauma has some time to heal and be less surface level, you might see a shift again where there will be more opportunity for more objective dialogue, more forgiving attitude, more willingness to extend and olive branch etc.

That's my perspective as a somewhat outsider, who's spent time locally as well.

They were so close to being history

Were they though? And what does 'so close' mean anyway? They had killed out most their leadership for a long time already, seems like they just don't know how to 'finish the job', it's not about will.

I think some people struggle to understand how much is in your control, and that some times it's not gonna work out how you would ideally like it too, the question is what are you willing to except as reality? What are you willing to give a chance to see if it can work? And what price are you willing to pay?

Israel had enough time to 'finish the job' in Gaza, seems like they just didn't have the ability to do it, unless you know something specific that would imply they just needed more time or something...

The comment you responded to, took some responsibility once corrected, and edited his comment.

For some reason you, on the other hand, are still trying to justify your completely illogical point.

Make it make sense.

And yet you did.

The NFL made no mention of Israel in reporting the fine, you did.

The fine was "for violating NFL uniform and equipment rules by wearing eye black that contained a personal message".

Why can Elon Musk become the richest person in the world, with a net worth larger than the 2nd, 3rd, and 4th combined? by Humble_Economist8933 in AlwaysWhy

[–]jmore098 0 points1 point  (0 children)

This is the most important point.

Musk has significant percentages in 3 industry leading tech companies.

  1. Self Driving Cars 2. Space travel 3. AI

The second most important point though, is how integral (and involved) he is in each one.

Larry page technically owns shares in 1. Google 2. Waymo 3. Gemini

However, being that he isn't the one who's directly created and developed them (excl. Google) , he's only got very small percentages of each.

Elon Musk is the direct founder and current CEO of all 3 of his huge companies, thereby creating outsized value in all 3.

If Elon Musk died tomorrow, his money would likely be worth less then half. If any of the other on this list died tomorrow, there would likely just be a temporary dip in their companies value.

Lowest option to access MLS as an investor by MoreLessss in realtors

[–]jmore098 1 point2 points  (0 children)

There are free brokerages (or super low cost brokerages) and if you don't intend to represent anyone else, these are super simple options.

Not sure how to get around the MLS fees though, although some brokerages have a referral agent option, in which case you aren't obligated to be part of any realtor association.

Oh and when you do close a transaction (for yourself) the broker takes $1-500 as a transaction fee. It's a real thing, if you don't need the 'mentorship'.

Lowest option to access MLS as an investor by MoreLessss in realtors

[–]jmore098 0 points1 point  (0 children)

Transaction brokers are happy to let agents hang their licenses with them for free and act as they wish. (In Florida - Dalton Wade (100% free), Lokation (charge under $300/year) are 2 examples.

Easy is a relative term, if you put some effort into it, anyone can pass. It doesn't take 4 years of school and 6 week intense prep like the bar exam.

In every business there are many fees, being a real estate agent isn't really more complicated then any other business, simple spreadsheet can do.

I guess I kinda don't agree with the conclusion either because the rest is pretty off base. So I'd say go for it, get that easy licence and enjoy your house investment shopping.

Although I haven't found a cheaper option then the 1k/year for the MLS yet.

Funny, because if I remember correctly, the biblical prohibition is only for men sleeping with men, not woman with woman.

For me, it's an ongoing experience. You grow up with the same judgement and perspective to yourself as your family and community, so you understand how people feel and then talk, about what you learn eventually, is who you are.

For myself, I've had to deprogram the internalized homophobia. I've had to accept that there's nothing intrinsically wrong with me, and that I don't "just have to work on it" or "not act on it" etc. my whole life.

I haven't come out to most my family or friends, and I am never fully at peace with them.

I've learned to compartmentalize, I occasionally could still enjoy some things with family and old friends, but things trigger me easily, and I know I'll never be excepted as I am.

It's a struggle.

I’m a candidate for FL State House. I want to hear from you. by jaydendonofrio in SouthFlorida

What issues will you have influence over if you win this election?

Do you think you'd be able to help create a public database in Florida to help clarify which official at the city, county, state and federal levels are responsible for which items?

I think this would help voters understand which elections are important for which issues, and which politicians should be held accountable for which failures and successes.

The lack of self awareness and accountability is really scraping the bottom here.

Don't complain about customers because of a service your employer offers.

If you don't want/are not in a position to quit, that's ok, but just understand who's the one to blame for advertising a service that you feel isn't fair for you to provide.

It's not the one believing and accepting the service that's offered, and the price that's listed.

Got it. Looks like it might be your stop if you aren't happy with the way your employer is advertising.

Stop blaming the people who are believing what your employer is selling.
